(1) I keep a copy of all my mls listing sheets which I take to showings

(2) I put together a comprehensive showing tour booklet for my clients on CloudCMA to which I have complete file and they also send me an email summarizing the list of properties which are in the booklet, which I save in the client's file.

For our commercial clients, I prepare a Tour Package which lists the properties, compare and contrast to the others.
Once we have viewed and made notes/shared opinions, I prepare an Action Steps List which again lists the properties, pros and cons, decisions made whether to investigate further or pursue and why. 
So the properties viewed and considered are committed to documents in 2 places, both digital and hard copy (if they like--I do, for the file).

Fred ~ I keep hard copy of the MLS sheet for all showings in the clients file and also put them into a saved cart for each client in our MLS, so that I can quickly check for updates on any particular listing.

We operated similar to what Candice A. Donofrio said.  We had a hard copy of a spread sheet prepared for our clients with their name on it.  We asked that they initialed each building they saw with us in the intital box.  

After discussion time, we prepared offers together at our office.

I am old school by printing out a copy of MLA for client and a copy with agent remarks for myself in a client file. Supra lockboxes and Centralized Showing and both help, they are widespread but not universal and combo lock boxes are not uncommon, so keep track without relying on outside sources.

Showing Time and MLS Printouts.  For each of my clients, I keep a small folder and take notes of the homes, because they may like something in one and not like something in another home, so it just helps to take notes while out showing.

Good question Fred. I keep notes on my showings. But the Supra system keeps a record (blue box to the left). As well as our MLS uses the ShowingTime app available on all devices.

My Sentri Card tells me and I keep a paper copy of all the summary MLS sheets (1 per tour) in their file until they close. I still print my tours and take notes.

I upload digital copies of the MLS sheets on my iPad, I also do this on a second iPad for clients.  I use pdf expert.  I and the buyers can hand write notes on the listing pages and when I get back to the office I email both my notes and the clients notes and store them in a file in the cloud.

I merge the Supra data with my entries in the WISEAGENT CRM and can produce a complete report showing this buyer has looked at 57 homes. even though it feels like 500. 

WISEAGENT allows me to also include previews, fsbos and any other activity assoicatied with this buyer that I choose to include in the report which could be emails, conversations and/or personal notes.
