I would never have listed this home and photographed it as is. 

If I included a picture of a cat who am I to tell them anything.

I would never list a home that looked like that unless it was a foreclosure!

I would ask if they are charging museum admission fees, because they certainly haven't staged it for selling!  When we think of depersonalizing, we usually are referring to eliminating personal photos...in this case, they would be spending months to get the museum atmosphere changed.  I would not list it until it was decluttered and neutralized.  Otherwise, people are only coming to see the mini museum and will certainly bid down on this one.  Good luck!

   I read that LSD is making a comeback.  This is proof.

Even before seeing the overwhelming décor, I noticed that it is a FSBO. Telling these sellers that the décor harms the sales’ attraction of the house is a waste of time. They have already rejected other agents’ attempts to show the house at its best instead of a Disney gift shop or they think they know better than any agent what it will take to get them the best price for their very unique house.

Maybe they can sell it to one of Walt Disney's relatives.

Oh wow! That would take a lot of work to change. I am thinking it would likely sell to someone that is nuts about Disney... Limits the market a little bit but it is Florida!

They need a reality check fast. Then they will need new photos!

Since they are 20 minutes to Disney World, I imagine they are appealling to those that are looking for a place near WDW. If the buyers can't look past the decor, I am not sure I'd want to represent the buyers.

It's a "for sale by owner" and they are close to Disney.  Looks like they spent quite a bit of time and money there as well. 

Oh my! Maybe the decor goes with the home. There are a lot of over the top Disney fans.

I would start with-

"If we don't stage your home neutral you will be forced to sell cheaper."

"We can't be responsible for any theft of Mickey Mouse ceramic figurines; therefore they all need to be packed in archival tissue and put in storage."

"I know an Art handler who can pack, crate and store all your valuable memorabilia. Its difficult for to see the house with all your beautiful artwork."

I know you love Disney but some people don't, this limits buyers and may attract bad guys online....

Tone down a few of mine with a sweet smile and be wearing polka dots.

No, I would not go the 'Oh my God!" route at all.

I just might provide them the tools to understand how much their decor could cost them in a purchase offer, what their actual cost to remedy would be and the difference goes into their pocket. 

It is highly possible the owner has few options meaning it up to me to educate the buyer and of course never rely on the buyer agent to have or suggest solutions.

80% of buyers in my Area of Florida are going to gut the place anyway. So what difference does the existing decor make?

This home resembles a home I visited with a friend of mine that he listed.  Too much clutter, too many themes going on, and the color made you slightly dizzy.

yes. . .  let them know this decor will appeal to very few buyers. . .  go with a good painter and neutral colors.  Also have them start packing their belonging and store them, let them know the importance of staging a home

Not sure "tone it down" would be effective, would be more like " I know you are going to want to take ALL this with you, so pack it up and paint so we can schedule the photographer.

I certainly would have listed. Even if the sellers did not want to stage the home properly, the photos need to show the home, not its decorations.

I once sold a house decorated as Gone with the Wind. It looked a whole lot better empty and all the stuff got us a better deal.

Is there any question that it needs a professional in there to tone it down?  I would never have photographed it looking like this... This is definitely a time where staging is required.
