I should probably blog about this, but bottom line - they take 'shakey' buyers with FICOs down to 550 who are cleaning up their credit, Home Partners purchases the house for cash with a quick close and pays well over asking in a strong market, no appraisal. Then the Buyer moves in and purchases from Home Partners within the year for 3% above HP purchase price. Very nice for the Seller, have no idea what it's like for the Buyer. But both of my Sellers today were thrilled to accept cash offers to close in three weeks with no appraisal in a multiple offer situation for both.

For instance - one of the purchasers had good credit, works for Porche. Porche gives their employees 'free' cars. Car payment goes on the credit, tho, and Porche absorbs the cost. So that payment that showed up on her credit all of a sudden whacked her LTV ratios out of balance, so she's purchasing now thru HP and will buy from them within the year. NO IDEA what happens if you don't purchase.
