Boomtown and RealGeeks are not CRMs, they are website providers with a CRM as part of their package. It depends on what you are looking for--a CRM or a website provider with lead-tracking, CRM capabilities? Some CRMs allow you to track everything from contact info to birthdays and anniversaries, TopProducer is a good example of that. Other CRMs only track your correspondence and notes on clients like Follow-Up Boss. You'll want to determine what type of system you want and then assess what best fits your needs.

I used listing pages until they went out of business a year ago. Still miss them. formerly tigerleads and now BoomTown. I don't hate them, but I also don't love them. The commincation and my ability to add or take homes off their favorite list and the e-alerts not being linked to actual live searches I can see and nix homes from is limiting. I wish someone would build a better mouse trap.

I have played around with TopProducer, but have never really LOVED it.
A quick search found me Chime, FirePoint, HelpScout, PropertyBase, & IXACT (which a buddy just switched to). There are plenty out there read the reviews before jumping and make sure you use it. That is always the best one you will buy, the one you will use.

It depends on your budget. And please factor in hiring someone who can help you with the learning curve. The top end of CRM and lead tracking is Infusionsoft but it is very expensive and has a steep learning curve.
I work with brokers who use CINC and I and the VAs do NOT like it. It is very restrictive, and does not work well with more than one autoresponsder message going out. It is very buyer focused so if you are emailing potential sellers, I don't recommend it. Same with Boomtown. We have VAs on our team that used to work as callers for those CRM systems.
If you are small - I would suggest to use RealtyJuggler call the owner, he is easy to reach. Only $99 per year.
And then run your own ad campaigns on FB and GOogle adwords.
Ads don't produce more buyers. So when these company send you leads, it is the same leads you can get yourself.

I am a little confused. Do you want just a CRM or a Lead Gen Website with CRM?
For just a CRM (i use it on my wordpress site) I use Infusionsoft. It was pricey ($2,000 up front and about $99 per month) and took the developer about a month to set up. I have a very good system and I am satisfied with the value.
As for a Lead Gen Website, in addition to my wordpress site, I have a Kunversion site .. similar to Boomtown & Real Geeks .. I have never used CINC but I folks that have with moderate successs.
If I were in the market for a Lead Gen website right now, I would strongly consider Real Geeks. I love my Kunversion but Real Geeks may be a better value.

You might want to check out Ixact Contact ... very user friendly and priced for a smaller budget. Another one -- Realty Juggler ... Good luck in whichever CRM you decide to test and try. But the best advise is get the one you will actually use! Do a Free Trial first!

Let me suggest you are approaching your selection improperly.
You must be aware the greatest cost of a CRM is the configuring, testing, validation, customizing, implement and training involved, not the subscritpion fee. Once the agent or brokers spends that personal investment money (time) they don't want to spend it again and they are stuck.
Those CRM you have already listed are backward looking and traditional tools agents have used for years, very successfully. The problem most are unaware of is the choice they are making to whether to conform their business to their CRM or run a business augmented by their CRM.
So, where do you see your business being in five years. If you truly recognize mobile and understand 'inbound marketing" (this has no relationship or use of the inbox) none of these choices will work to progress a forward looking real estate enterprise.
Do some research from most expensive to less expensive, starting with SalesForce, Hubspot and SugarCRM.
