That depends on the seller. Some would prefer to show in the late afternoon or early evening and it gets dark late now, then to be disturbed at 8 in the morning. Generally, I think as long as it's light outside it's okay. Some people need to view properties after they get off work. And this is a 24-hour casino resort area, so everybody has different workweeks.

Depends on the seller. I usually let the agents call them to schedule unless the seller wants me to be the go between. Was the go between on a super hot listing a couple years ago. Seller was so glad when it went under contract because she was tired of me calling every few mintues with a new showing request (after the first half a day I started calling once every hour because I was using up her phone battery). She joked about it with me, to which I responded "Just be glad I was the go-between, I had 4 to 8 calls for every call I made to you." She really saw the value in having professional representation. :-)

In the summer, when it stays 'light out' I cut off most showings at 8 or 9. In the winter it tends to wrap up earlier. It really is all depending on the seller but with toddlers in the house I would think 7pm would even be late. Once the kiddos are down you don't want that doorbell ringing!

I would try to give at least four to five hours notice...I am a mom of five children and I know it takes time to clean up toys, get kids ready to go, etc. 24 hours would be ideal, but that doesn't seem to happen very often--when buyers want to see a home, they want to see it NOW.
