I do not use landing pages exclusively. I use #realbird, my WordPress Site, ActiveRain, FB business pages, you get the idea.
Realbird syndication kicks ass-tronaut. I've used it since I've been in the business. People do fill out the lead capture.

What Barbara Todaro said. And landing pages are not exclusive of other web marketing... my listings still go on all my websites, on my individual property website, etc.

I don't do landing pages. If I have a 123 Main St.com address, it'll go to a regular page on my site.

Special features often come with the 'other' websites on of which is a more contemporary, less corporate looking appeal.
For the agent whose marketing is not 'email' centric, capturing other information about the landing page visitor is essential.
And, these agile landing page providers KNOW the purpose of a landing page and have a selection of conversion mechanisms available.

For the Google juice - Listings-to-Leads does an exceptional job with these. I have also used Realbird for years but, L2L will get you 4 times the hits of any of the other sites, including Realbird.
I still use the other sites because if that one buyer comes in through the other site for my buyer, I don't want to miss them!

I use them all the time. Landing pages are specific to the property or community I'm blogging about. I often use paid advertising on Facebook and the click through is a better user end experience if it's taking them directly to the home they inquired about, rather than the home page of my website.

No, I just do a link directly to it on my website. Has everything that a buyer would want schools, etc.

I would never use a third party landing page; it's on my website or it's not out there.

I use them sometimes, not all. Generally, I like sending folks to my website and a specific search of related type properties. This sets the hook deeper as they see everything on the market and typically sign up for regular listings updates so I get their info that way.
