Inventory is dried up distressed or not. I received many calls from out of state investors thinking they can get a bargain here. It's not happening. Even if they find a reo home many times after the repair they cannot sell the home for a profit because the purchase price is already high.

@Nina Hollander: The SF Bay Area market is similar. Yet, we still get the buyers who want to find a foreclosure or short sale that is a “good deal”. Distressed properties are bid up to market value. If the sale price is lower than the comps it reflects the condition of the property.

There is an increase in distressed properties due to the hurricane five months ago. The STATE insurer, CITIZENS, is rejecting claims when the property has suffered legitimate damage such as missing a roof and their failure is creating great hardship of owners.! Insurers make money rejecting claims, while banks make money imposing fees.
However, I would not base my real estate business on the acquisition or management of distressed real estate. The number simply are not there.
NOTE: Citizens is repeatedly quoted in the news saying, 'Their greatest cost is defending themselves in court." They never acknowledge they leave the insured no other options. As they as discovered, some fall into financial ruin before they can have their day in court.

Thanks to Governor Malloy we're over taxed & employment is at a high here in Connecticut. He's chased all the big companies out of CT. People in this state always vote wrong. I thank God that he can't run for reelection because I have zero faith in the people who vote & they'd likely reelect him if they could.
So thanks to his efforts to drive everyone out of CT we rank in the top 5 states for distressed properties with .78% of all residential properties in foreclosure. Many more are still facing difficulties ahead. We are down 14% from the previous year but that's because we're 13 years into this so by default it has improved.
