I always ask for a letter of explanation. Why did they not pay their rent? Is that problem or issue solved or over? Will it repeat?

this reminds me of how thankful I am that I no longer have rental units.... oh sooooooooo thankful.... I did all evictions myself when I owned them...take the damn front door off and they will leave....

I thought everything rolls off at 10 years. As a landlord I would not let that stop me from renting to this person if good credit was established since then.

I don't know the answer either. I'm sure a new potential landlord would want to know why they were evicted in the first place. That being said, if they've been renting for the last ten years successfully and whatever happened the first time hadn't happened again and all financial aspects were good, they might be a great candidate for that rental.

I think they're supposed to drop off after 5 or 7 years now with the new credit reporting guidelines that don't favor landlords (why would they, it's only their money on the line!!!!!).

 

Personally, it wouldn't be a deal breaker for me, it all depends on the circumstances and history since then.  My first rental was to a lovely family that was foreclosed on because the mother's brother took over the loan and embezzled the money to prop up his failing restaurant.   Screwed over the the mother (his sister), who was "good people" and had a nice family living with her (her adult daughter, the daughter's hubby and their kid).  Never missed a payment and send me thank you cards and holiday cards every year.

        I will listen to their story, why did it happen, how has their financial life been since that event.

       In Florida, it will be on the Public Record (Clerk of Court) forever, unless you (the evicted person) can get a Judge to expunge it.   Expungement is a complex legal process, it will cost you a lot of money.  And even if you get it expunged, it will still be in the files of the background check companies that keep dossiers on everybody.

IDK but there has to be an 'end' to the whole thing. My guess is 7 or 10 like a BK but maybe it's less. I find it less traumatic than a BK actually. Let us know.

Depends on many factors, how is the rest of the record?

Many learn to work the system and just because their last eviction was 10 years ago does not mean that there have not been many Near Evictions and screwed over landlords since then.

 Need a lot of justification to get my sympathy.

I have not had a client who fits in that catagory. Get evicted by your wife. That is too bad.

The person I trusted Dr xxx worked at Google cost my time as his reluctance to pay a bill cost him on FICO & loan application dearly.  I just move on next qualified candidate.
