Financing is more emotional than home-buying.  I'm sure she is feeling a little embarrassed, humiliated and obviously not too happy.  And of course this is all YOUR fault! Yes, a buyer got pre qualifed a few months ago, 3.5% then decided not to buy. now ready to buy and i asked, did you get pre qualifed again. Theys said yes but did not, then had sticker shock when rate is 4.5 and payment 300 more.

I have not had that issue. I did help someone repair their credit (for 18 months), took them to see every POS out there, and then they called a sign and bought the house with the listing agent.

I have not had them mad at me but have had them extremely embarrassed and angry when they discovered things the other spouse had done to their credit. It caused one couple to separate. They are back together now.

I can understand that... from the client's perspective - it may be frustrating. It's easy for us to dismiss clients like this as they don't fit the lending mold.

But there is a challenge here. Many people not in our business don't necessarily understand how it works to get a mortgage approval - and understandably so, the rules have changed.

The challenge is one to explain how it works. There may also be an opportunity to also use a lender that specialize in those sorts of client situations, and an opportunity to develop a buy strategy for this client.

I would not have provided a 'REFERRAL" to a lender without first getting some confirmation they can do it.

That is why we have many lenders in our database.

When folks get ambushed that leads to SHAME, they often react harshly.

Your job is to prevent the ambush and allow them to avoid shame.

Just for the fun of it, run her stats through Rocket Mortgage under an alias and see if the ambush could have been prevented.

Not as a Real Estate agent. I did when I worked in mortgage banking.  People would get so mad and blame you when in reality they were late on their mortgage, they had too much debt, etc.

This could be overlay of lenders. If she is on job from last 6 month and same line of profession that shouldn't be a problem to get her approved.
