I would have absolutely zero concerns about my buyer purchasing that property or any other. As long as everything that must me disclosed, is disclosed, then there is no need to worry about it. For example, the fact that four homicides occurred there is not something that we need to disclose in Florida. But the septic issue and some of the other things mentioned should be disclosed.

I also might add that this also depends on the buyer. If the buyer is one of my normal, educated investors then there is never a concern. If the buyer is someone that I do not know then I will make sure to spend more time investigating and educating. But when it comes time to write it up, I have confidence that my client know what they are getting in to.

Unless your buyer's believe in ghosts or bad karma, it's probably a simple disclosure issue.  Due diligence on the property being suitable for their purpose should be adequate.

      Florida law does NOT require homicides to be disclosed.  If you represent the Seller (fiduciary), you could damage them by disclosing the homicides. 

    As for the septic and the tear-down, let the Buyer's Home Inspector deal with those issues.

  To your question:  if it is MY buyer (fiduciary):

   I will disclose all of this in writing.  I will recommend a septic tank company or plumber inspect/issue a report on the "hole".  I will recommend a visit to Zoning, and to the Property Appraiser regarding tearing down an existing structure.

If the all material facts are disclose to the buyer, and the price is right, I think the buyer is the one who should be concern about whether or not to buy this property. It may be a good investment moreover the buyer will have less competition due to the circumstances.

It sounds like this is a raw land deal. Getting multiple mobile homes legally on one parcel in California makes the subject property only a hard money loan, it's not a duplex triplex in the eyes of FHA or Fannie Freddie. Look up the news about the homicides, as your buyers will do. I'm guessing the murders happened at once aren't you Candice A. Donofrio  or this is a bad location in the line of drug dealers and something awful. I would have buyer check that meth wasn't manufactured there, and get someone with a metal detector to check for what else is buried. Assume they dumped corrosive or bad things in the septic and rebuild accordingly...  Sounds like a murder mystery adventure. If the price is cheap enough, and you weigh the costs the buyer makes an informed choice

It is a "material fact" that most of my buyers would be turned off.
