When a condo is purchased the ownership only includes the interior walls of the unit... not the hallways, nor the exterior.  Therefore the inspection would only include the interior parameters of the unit. Depending on what the maintenance fees cover and if the windows are the responsibiilty of the owner, they would also be included in the inspection.  I suppose if the Buyer asked, the inspector would test the pain on the exterior as well.

Who does lead base paint inspections anymore?  I never had one done...ever.

The Lead based paint disclosure is antiquated and they need to stop requiring it.  

It is for homes built prior to 1978...that is 40 years...who has not had their property re-painted with latex since then?  Or who really remembers what the paint used was back then?

Most of the properties, in my area, were built well before 1978.  So we rarely see a lead-paint inspection... save the money... the answer is "yes"... it has lead paint.

Now... what would you like to DO about that?

while the exterior is commonly part of a hoa agreement (not always) the inspector has at times (usually) also inspected the roof and exterior (including paint) to advise the buyer (and seller) what is the condition. While the inspector knows the owner is not responsible (ultimately) he does not want to be found guilty of obvious flaws they were intentionally ignored, thou they may have been obvious. a good inspector will see and report what he sees, and not be responsible for who is responsible

No clue... I've never had a client once in 25 years opt to do a lead based paint inspection for any kind of property.

Praful, the LBP inspector will tell you. I've only seen them done on SFH's, primarily in our historic district. Most buyers are aware of the Disclosure issues if they know about it and of the cost of abatement so, most opt not to have an inspection.

I've had a handful of them done in the past few years and contrary to popular belief, painted over or not, the LBP is still present beneath the new coat of paint.

Only inside, even if they find lead outside, there is nothing you can do about it.......unfortunately.  Here in Valley, majority of communities were build before 78, so most likely those have lead in exteriors, but no one ever decided to pay for lead paint exterior inspection in my experience.

no condos in my market were built prior to 1978 so I never thought about it.  But I would guess inside only inspection.

The homes I list and sell are generally built from 1994 and up..I rarely deal with Lead base paint issues.

Same way...condo is only interior, so there isn't an issue.  Of course many of the condos here were built after 1978 so not a real issue with this (nor popcorn ceilings w/ asbestos...as they went hand in hand until then...and a few years later when they went through all the inventory).

I don't worry about this as we have no condos built prior to 1978 and almost no buyers that ever request a lead paint inspection. I would suppose you would have to work it out with the HOA.

To my knowledge there are very few if any exemptions from this law and subsequent disclosure requirement. I always find it fascinating that it refers to pre-1978 use of lead in some paints yet the Act itself, while named the Residential Lead-Based Paint Hazard Reduction Act of 1992 (or Title X) was not enacted until late 1996. Heads should roll, however, they never do. In 40+ years I think we've only had a handful of inspections done at the Buyer's request, both condo & SFH.  Still wondering how the Flint, MI water supply contamination was unreported or untested for so long. Lead poisoning sucks.

I'm not sure why it would be any different for a condo than any other dwelling Praful Thakkar ? Both have interiors and exteriors so both have the potential for lead based paint on each surface.

There are usually no inspections. If the condo is old, chances are there was some lead paint used at some point, same as in a house.
