Nope. Try not to put effort into spilled listings. 90% of our sales are list 'em, sell 'em so we do know how tight or loose the deal is going up close and personal and whether the back up buyer should be placed on deck in the green circle. Like a call to the bull pen for a relief pitcher. Sometimes you need to consider another route.

Almost never... I learned a long time ago that there is nothing worse than a buyer falling in love with a house they can't have at the end of the day. I can't think of the last time a buyer wanted to see a contingent home... in a fast moving market they just want to find a home they can buy and not waste time on properties that will most likely not become available to them.

It depends what the conditions are, and how long they are for.  I also call the lsiting agent to see if he/she can shed some light on the situation.  If it looks like it may fall through, then of course I will show it, and perhaps even submit a back up offer conditional upon the first one becoming null and voide for failint to meet conditions.

Only if buyer absolutely must see them in person and is willing to make a backup offer. Otherwise, we will monitor to see if it comes back on the market and then see it (rarely happens).

In our market "Contingent" (or more accurately "Active Under Contract") might as well say "Sold".  No one EVER shows them, unless they're taking a potential seller to see how their house compares to it.

 

We used to have a "Back-up Offer" status ("CYB") back in the day and that would get showings.  With the new board rules out here, I doubt I'll ever take a contingent offer again since even thought it says you can keep it on the market, you have to put it as under contract, which means no one will show it.
