If it is done within a few days of activating the listing on the MLS ... I have no issues with it.  I've seen coming soon sign riders up for months.

I don't particularly care for them. More importantly, I've found that my sellers don't care for them. We have a coming soon category in our mls, but cannot show the home. It's a lot more paperwork. Why bother. Roll out a terrific marketing program the day of listing and all is well.

I don't have a problem with it as long as they follow our MLS guidelines. It's the ones who don't follow the guidelines that make many agents wish they would outlaw 'coming soons!'

I will read replies below, as you have many Richie Alan Naggar!  For me, I am starting to see this often, and it usually means one of two things:  either they already have a buyer (from their office or from their client list) and are just 'advertising', because very soon this sign rider will be down and 'under contract' rider will be up - or - work is being done on the house (deferred maintenance) to 'prepare' it to go live on a certain date, and they are giving folks a heads-up.  It is usually not in the MLS at this point.

I use them but for no more than 2 weeks prior to listing but I would never accept an offer prior to "on market date".  Got to give everybody a chance to see it and get an offer in.

I recently had a seller request a sign with rider a week before we could put the home on the market. I don't think it made any difference.

I love them!  I use them quite often, on just about every flip listing I do.  Generate that buzz before it goes live in the MLS.  Sold my first house that way for 300k over list in multiple offers!

I like it....we do it.... when the property goes into mls, it sells quickly.... we always have a signed listing agreement, obviously, before that sign goes up...

I agree with Gabe Sanders. If listing agreement and within MLS rules, I am aok. Issue I see are the "pocket listings" without an agreement and spread by word of mouth.

Agents SHOULD collaborate by creating a safe zone for home sellers by creating a secondary inventory of homes not in the system. A safezone where the agent retains control of the homes information and can retract the same, 100% when the sale is completed.

When critical mass of 'invisible inventory homes' is high in the public awareness, the inventory on the Evil Empire becomes suspect. Folks KNOW the good stuff is hidden. 

But agents lack courage and vision and the need to protect their client and themselves even though they KNOW their broker, franchise, association, MLS and NAR has made victims of their client and the agent.

This agent will welcome the change that is inevitable.

A lot of game playing with agents using them to try to find buyers without an agent. Like Kathleen Daniels mentions, I too have seen signs up for months. We have a limited amount of days they can be used, ( 14 i think), but our broker prefers that we only use them for 3 days if at all.

Our real estate commission created a new rule - must be in the listing agreement, and only 3 days prior to entering into MLS.    It creates a lot of mad buyers when the listing agent is trying to double end the deal.

I love using them and have one out right now. @weeks is the time they stay up and then the listing will go live. The sellers like them too and nobody sees the listing until the live date.
