I've seen people fail in a variety of ways, like:
- it doesn't sell
- it sells for less than they could have got
- they pay more than they should have
- it takes longer to sell because the marketing is not good
- they purchase a property with clouded title from outstanding liens
- they miss repairs, maybe big ones, that I could've pointed out prior to spending their money on an inspection

A real estate transaction can be as simple as a handshake and recording a new deed with the appropriate authority, usually the county. But, keep in mind the transfer of real estate is a legal transaction. There may be local laws that may be applicable. Also, real estate transactions are usually one of the largest financial transactions a person may ever make. Doing it wrong will only cost you big time.
Real Estate Brokers are experts. Their job is to protect the consumer and make sure everything is done legally and appropriately.
