Appraised value will be higher - a bedroom is twice the value on an appraisal than a bath.

As far as buyers' preferece goes, it depends upon the buyer - 3/3, same SF means the room sizes are larger, which is appealing to some buyers. On the other hand, some buyers could need that 4th BR.

Depends on the needs and demand of the buyers, but as others have said, appraisers seem to prefer bedrooms.

depends on the buyer's needs.  I judge value on sq footage not # bedrooms.   Rooms can be added and subtracted but the footprint of the home is difficult to change.

my opinion is yes, because bedrooms have more value than bathrooms, but I am sure some people would be willing to pay more for the 3rd bathroom (teenage daughter)

In my opinion, yes it would be worth more... an additional bedroom adds actual living space to the home, the bathroom does not.

I think a full house trumps a pair of acres. Survey says (ding ding ding). With 1.6 kids, but blended families, it depends on the individual buyer's needs not just the market peculiarities in small rural real estate markets. A two car not single garage with snow would equalize that extra bathroom, score higher to create a distinction appraisers would catch in their opinion of value report. You see luxury properties with 3 bedrooms but 8 bathrooms. Ideal for buyers with kidney problems I guess out there on the west coast.

I find 4 bedroom homes sell for more as long as there are at least 2 bedrooms.

In our area, the sf is what is considered.  You could have 10 bedrooms, and would not be worth more.  A bathroom does add value.

If it's a two story, that 4th BR and 3rd Bath are great, especially when down stairs.  Like Debe Maxwell, CRS said, with SF being the same a 3 bed would have larger rooms.  My only question/concern is are you converting that third bathroom into a bedroom?  That seems to be the only difference in the two houses.

 

Appraisers will give more for the 4BR, and like Debe said the rest all depends on the buyer.

My first thought is yes a 4-BR would be higher priced, though with 'everything' else being the same, those bedrooms would be smaller than the 3-BD Steffy Hristova.  That might be fine with young kiddos, but not necessarily with teenagers.  I would think that 3 Baths would be a plus, even if it was a Powder Room area.
