Buyers who want to purchase a home with leased solar panels have to be qualified to take over the lease as well as their mortgage/etc. That can cause problems, yes. Especially if the seller refuses to take care of the issue.

Many. Older solar panels have a shelf life. Solar requires maintenance. How to verify Seller/Owner maintained properly? The lease may or may not be assumable. Panels not included in appraisal value.  Installation quality varies GREATLY and can make a roof leak if done improperly. 

I have solar and love it but I'm handy and check the panels, batteries and storage area regularly.

I've heard it was a plus but when we had a listing with them we thought feedback was generally negative. It brings a lot of questions/concerns to buyer's minds & the main reason was it highlighted the fact that the owners had expensive Electric Heat.

Sorry, I can't help you - solar-panelled home sales are so few and far between here, Michael! The leased ones are the problem - not the ones that are purchased and convey with the home.

YES!!!  Dealing with a leased/liened one on a property some clients of mine are buying.  Looks like it will add over two months to the escrow to get it cleared off!  Fully purchased ones wouldn't be a problem.

Not yet Michael J. Perry, though that could be a reality, because there are many variables in place with Solar Panels.  In our community, some lease and some purchase.  If you are financing, you will get to finance the house and the Solar Panels, so there is the 'qualifying twice' scenario.  If you are paying cash, then you just have to 'qualify once', provided you want the Solar Panels to stay.  If they are removed, is the roof damaged.  Is the contract regarding the Solar Panels transferrable.  There are variables . . .

Surprisingly, we do not have many properties with solar panels in Sunny CA. The possible  issues come in each individual transactions, but nothing so far we could not find a solution to.

Leased yes.

Purchased no. The problems here are more related to remaining life of roof than about the panels.

IN the instance of leased, the seller had to pay out the lease. And sometimes had to remove the system. The pay off, based on vendor, included loss of potential revenue. 

NO ONE raised objection based on aesthetics of the installation. Or those that did find aesthetic issues simply walked on by. 

They all loved looking over the historic utility bills.

They have been pushing them in this area, and offering all kinds of tax incentives, but they still aren't that desirable. I've never had a problem with them whether buying or selling.

Many buyers do not want the lease of solar panels, so it does impede some sales.  Sellers who have paid them off think their homes are worth more, and appraisers say they are not worth anything.
