Good question and I think it is a current one on a three-plex I sold. The appraiser asked for an extension 4 times.

I have had a few reo's that took around 6 months.

Almost 2 years to the date. House became a probate issue during escrow to be 'cleared' the the probate court, and my buyer-client was highly encouraged to sit on the deal. During the 2 years, my client made money on the house by shear fact of capital appreciation over time, without ever owning it. Once the deal cleared, we flipped back on the market, and client made a six-figure gain.

I have had some monster short sales. Everything from hidden liens coming up on the title search last minute to the debt being sold off post approval. It delays things.  

About 5 months and we had to switch to a different lender.  It was a builder's home, though. 

Selling my own home in 2012 ---- short sale process took a year and a half from accepted contract thru closing.

Short Sale that took 14 months.

3 years. It was a damn mess too. Dead people, fighting people, attorneys, oh my!

The longest delay was 3 months due to a title issue. As a result the buyer backed out.

A probate issue delayed the closing by a little over 9 months!

Really, can't recall any such long delays. I have had transactions that took a long time to close, but those longer closings were planned for and agreed to in the contract. But no serious unexpected delays beyond a few days.

I had a house on the market -- a Short Sale:  3 Offers

1st Offer Accepted took 7 months and buyer walked.

2nd Offer Accepted took 9 months and buyer walked.

3rd Offer Accepted took 11 months and that buyer walked.

When I went to the house to fill the brochure box and check on the property -- my lock box had been sawed off ... the Bank Foreclosed on my Client -- and he was a Military Man serving in Afghanistan!  Unbelievable!  The longest time I've ever fought so hard ... almost got an ulcer on this one!

Nathan, we had a closing date of 9/16/16 that ended up closing on 1/16/17. That's about as long as I've ever had.

I think one month was the max on a residential sale.

I do not know.

I don't recall having anything too lengthy...

I had an FHA short sales that took one year!!!!!

Excluding distressed and short sales, the longest delay was 3 months. The lender needed to SEE the wind rating for the garage door. Original installation company..out of business.  That is when you realize if you aren't good to others, they may not help you out of a real bind.

If you include the days of the short sale, one took two years.

13.5 months.  But it was a short sale.  

On options to purchase they could go 2 plus years....or depending

2.5 years.

My very first short sale which started with WAMU and ended at Wacovia.

Total of about 3 months, waiting for the IRS and California Franchise Tax Board to clear it.

decades ago, I had a Farmer's Home Loan financed deal and it took a year for the damn thing to close....that was my one and only deal financed that way in 39 years....

Short sale days...weeks...months come to mind!

10 months.  It was a REO with a title cloud, but my buyer really wanted THAT house.

I have had some long ones with a lease purchase that took a year and a half. I have had some custom homes that took eleven months.

Can't remember any over 60 days..and that is considered long.

I have a deal going right now that will be about 22 months by time it closes. Title search revealed some IRS liens that needed to be resolved and it's taking some time!

Short sales and new construction.

That year I had a sale with the buyer being contingent on their sale.   Their sale was delayed 3 days.   This pushed back a total of 3 sales, as my Seller's home purchase was delayed also.

Sitting on a "regular sale" now that was supposed to close in October... 

One short sale lasted a couple of years...
