Diana, my business is doing well, but one thing that happens in our market when things are going well is a flood of new Realtors. So, we go from around 400 to about 1200. Most only get in the way, but a few superstars rise. Most drop out at the first sign of a recession.

Austin's economy has been moving upward and still no sign of slowing down. Our inventory is low, buyers are being picky and not jumping on anything they see unless your in certain more central locations.

It would seem that none of what you have mentioned helps with the lack of inventory and sky-rocketing home prices.  There are many employed homeless in my area.

No noticable improvements around here. Although new construction has picked up some, so that's good. 2018 looks to be about the same with slight improvements in some industries.

yes..... but I don't think it's because of the economy.... I'm digging deeper for listings...more intensely... they're not waiting in line with numbers to list!!! but we have more listings than others.... it's costing me a bundle, but we do what we need to do to make the phone ring....

No, but many people are actually starting to think more positively overall. Some of my sellers are still not making any money or breaking even. Most are just tired of waiting & are just bailing. Life moves on, even if their investment hasn't. I'm sure you'll agree, prices in the good ole' Midwest are not going exactly nuts.

The unemployment rate is 2.5-3% in SFBA this month.

Buyers are more confident and are willing to bid up. Any priced range homes there are more serious bidders. I have not heard anything negative or claiming the price is high. We have 40% of listings in 2017 vs last year. I think next year there will be more home bidders willing to pay prices all way over sold recently (Sold/list=1.15-1.30% etc).  However, I do not have an appraisal coming too low. Often we can pick all cash buyers this year.

I have not Diana Dahlberg , business is still as busy as usual.  The growth in Dallas metro is tremendous and many people are moving here because of jobs, low cost of living, good schools, and nice area for families.

The Charlotte market turned around in 2012 and we've been on the upswing since then, Diana! Our issue now is that there's FAR more demand than supply and the strong sellers market is driving up the prices.

I think we're going to see a dip in 2018 in our market, simply because our inventory is so painfully low.

I don't see too many businesses coming to california unless there are SIGNIFICANT changes to our employment and tax codes, as well as our state's leadership.

These last 2 years have been on the decline in NYC metro area.  2017 has been worse than 2016 which was worse than 2015.  That being said, the key how to find the right customers/clients for your business and differentiate.  (and I think that's the key no matter how the economy is...it just shows itself more when things are tight. 

 

Hopefully, the real estate market will be better in 2018, but I'm kind of doubting it...and a lot in our area may end up being impacted by outcome on tax bill.  Right now, it looks like it would make things even worse here, especially for real estate as we are high cost of living.

 

Again, the key is making your business more resilient to economic down turns.

Yes, there will be changes. The economy is constantly changing.  One thing I see, in our state in particular, is the significant increase in the minimum wage.  This is encouraging more use of automation and robotics to replace unskilled workers.  This is going to create a shift in demand for more skilled workers, such as those who build and repair robots.  The unskilled workers are going to have a hard time finding a job.
