b) I have. This is good & very eye opening on how you sound to others. Points out bad or good inflections or tones. It's very hard to do but really should be done by all agents so you actually 'know' how you sound. Might stop some bad verbals that people have also. 'umm'.

Do you mean engage agents in role-play exercises? Yes, and that's a great idea.

If having trouble with listing presentations, then to actually stage one (with an agent-actor playing seller) is a really great idea.

I also think that if you're having trouble with time/timing, committing the presentation to an actual 'hot clock' might be helpful:

:00 introductions, small talk
:05 review property
:20 review of comparables
:30 review process/set expectations
etc.

(YMMV. Once you learn to 'feel' time without looking at a watch you can control the flow and pack more punch into your meeting)

Practice does not make perfect.  You know the definition of insanity: Doing the same thing over and over and expecting different results.  Practice only engrains a habit... good or bad.  Now knowledge, that's the key to being able to work your way through a presentation or conversation no matter what direction it takes.

Repetition can hone a skill if the skill is practiced correctly in the first place. I do not script and role play ... I am engaged 100% in "game time" not practice.

I think practice makes it better but sometimes things still happen.  I used to play the organ and before I could move to another level there would always be a test in front of the judges.  I practiced this song really well at home and somehow during the audition I managed to screwed it up.  My fingers just would not cooperate!

1.  I do not role play ... I've done thousands of CMA and I just prepare and go and it all just comes very natural to me.

2.  I have not recorded a mock listing presentation ... no plans to do that ... not after 25 years in the business.

I don't think that Practice necessarily makes Perfect Annette Lawrence , Palm Harbor, FL 727-420-4041.  I do think that Practice gives us confidence when we are dealing with something new, and especially if we are unsure.  I have not done role playing, but have seen it done in classes.  What I would like to do is record a mock Listing Presentation, because I know I would improve my skills in that area!  When it came to sports (tennis in particular), no matter how much I practiced I was never perfect, but my own 'personal goal' improved tremendously.  It was a sport that I loved, even when I was not perfect at it!

In coaching baseball, we let the players know we are expecting them to practice a certain way, so it becomes second nature in games.  The way you practice is the way you play the game.  Practice incorrectly just reinforces the incorrect way.  Same for practicing real estate or any profession.

I always tell my friends that I do not PRACTICE mortgages, I close them. Only Attorneys, Doctors - PRACTICE! That term scares me...why would I want a Doctor or Attorney who only PRACTICES? All kidding aside. Practice may not make Perfect, but learning from your mistakes,sure helps.

I've done both A and B in the past. Don't feel any need for it now but I encourage new and less practiced agents to role play. It really does help you make better presentations and feel more confident presenting.

Every listing appointment is different and in my opinion, if you're practicing one technique, it does not EVER apply to all - EVER.

I would not advise that - be yourself. If you want to follow a few agents to listing appointmets and take the best of each to create your own style, that's one thing but, you still have to think on your feet and go with the flow of each situation.
