**OLD SKOOL ADVISORY**
Virtual reality technology may ease the decision making process for some. However, real estate remains local and tangible. The novelty will quickly wear off and folks will revert back to wanting to see, feel, taste, touch, SMELL, analyze and decide themselves without that influence.
The trouble with anything like VR = it can be altered.

We've been dealing with Virtual Real Estate companies for years here in Charlotte. It stinks when you're on the other side of a seller who selected them - all of the work falls on the buyers' agent.
However, I will say, those sellers lose more than the commission they think they are saving when I'm through negotiating with them!
Not a wise choice if you're a seller in our area!
Now, if you're talking about virtual reality - it doesn't get more 'real' than a good, old fashioned, walk-through virtual tour...also something that I've been providing my sellers for years!

I do not have a crystal ball. Most start ups fail. Which companies will survive and which will thrive ... I have not a clue.
My thoughts are there "Ain't nothin' like the real thing baby."

A fun tool to play with, but it is not at a level that is it likely to be worth the investment yet.

I think it's an idea that is coming but not yet here. The best we have is Matterport but many buyers just don't like how that whole thing feels. Makes some people nausous.

Is it cost effective?
Will it only work on high end properties, or beachfront/waterfront/mountain veiw/ golf course properties? Or can it be used on mid-priced suburban homes?
What has a future? Drones, and 3-D imagery.

Josef,
It is not going to make you more successful, they are only tools, The bottom line is they work in some markets and they flop in others. A

I am convinced it will have a significnt role in marketing and definately in real estate. There was a local seminar in town recently on it that I missed due to a full schedule, but I was really looking forward to learning more.
Matterport did publish a Guide called 10 Ways to Use VR to Win Listings which you can download for free here: http://try.matterport.com/ebook-10-ways-to-use-vr-to-win-listings/

I can see the benefits but believe the tech is not ready yet - a few more years at least before VR becomes viable for many things

Live Reality beats Virtual Reality. But the same applies with photos, virtual tours, etc. People usually don't film or photograph all the negative things about a property. Test, test, test.

I'm not a fan. I've viewed a few of the Matterport 3d tours and was not impressed. Took forever to load and just too many problems. I also don't see VR taking off in any industry expect the porn industry. I hear it's already getting traction there.

At the expense of products like Matterport which I think you are referring to then the expense is too high and the selction and competition too limited. For true VR, ask what Mark Zuckerberg thinks about his VR trip to Puerto Rico.

Time for a open house purposed for market research.
Give attendees milk and cookies and use the puters you have set up to tour homes you have selected on the Internet that exhibit these technologies.
You are going to be surprised by the consumer comments you will receive.
And very likely will reallocate how you spend your dollars.

Josef Katz I'm not a big fan. What is the bottom line ROI. If you can justify it go for it.

We are using VR glasses in a development so buyers can see what it will look like when fully built. People enjoy it and for many it does add to their experience and sense of knowing what they are buying. But it falls far short of the real experience of a genuine walk through.

I love all new technologies. Bit companies are now offering some help with VR, but i'm with a small company and at the moment VP is too expensive for me for regular use.

Photos have long inspired buyers to want to look at homes but until they are inside with all the senses kicking in, the desire to make the offer is stymied.

Down to Earth show and tell with the community flavor, with full motion video and natural sound. Do that and there is nothing artificial about it. It is delivery of the community, of the property listings. Video, real video with natural sound, just implement that.
