The worst situations are those that do not go to settlement. You move on.

I have had many conflicts between buyers and sellers over the years and the worst resulted in no sale. There was no resolution but to put the property back on the market.

Valuation with appraisal but, we typically resolve those. If not, I put my buyers back in the car and find them something else!

Not really a very bad experience - seller didn't feel like moving a heavy, heavy chest out of the basement and claimed it was "real property" since it was in the house when they bought it. Not so; attorneys worked out a settlement at closing - bartered some tools.

The buyer backed out at the last minute, without cause.  They lost their earnest money deposit.  

Things get extra-dicey when communication breaks down. Keep talking!

My worst experiences have to do with property management. Regarding sales, I had a home under contract in less than 30 days. Buyers requested four repairs, so we made them and all contingencies were met. Two days before closing the buyers walked away and refused to release their earnest money. The money my seller spent on the four repairs is almost as much as the earnest money!

My seller was under contract for a long time. After finding the house the seller wanted to buy, the buyers wanted to get out of the contract, claiming their home was unsaleable (although the contract was cash and not contigent upon the sale of their home). Attorney encouraged the buyers to attend, and they did. Seller are still looking for a new home, living in an extended stay.

I've had people not agree with terms and conditions, but no actual contract dispute.

The sellers would not move out of the house on the closing date.  But it wasn't because they were being malicious.  Their movers took off and they still have half of a house that needed packing.  They were in total shock and literally could not physically move because they had no idea what to even do.  I told them to call their agent (who I knew had a big truck!), call their friends and family, and start packing.  The buyer was ticked but let it go and gave the sellers an extra day to move out. 

Buyer defaulted and easily gave up a 6 figure deposit! Seller wasn't happy but was not sad either!

every client we have has an attorney.....and if there were any disputes, their attorney would handle it....

If there is a contract dispute you should get an attorney.
