I believe the current maximum in our mls is 99 but I've never had a reason to use that many. The number I use depends on the particular property -- it would not be uncommon to have 20 to 25 of a typical property. A condo complex will likely have common area amenities that are good candidates to include and in certain neighborhoods I have used noteworthy community photos.

That's a good question. I see listings with too few photos, and some with too many. And photos arranged with non-sense. My marketing strategy approach is to tell a story with the photos - that work with the public remarks, and use as many photos as possible to tell that specific story and highlight specific features, but not over the top. Why I hire a pro photographer, and I'm on site at the photo shoot to 'build' my marketing story of the property to list.
Photos are part the marketing 'packaging' and product presentation. It has to be done right and have a strategic message.

I think only as many as necessary to give a true picture of the property. I hate looking at listings that give 5 different angles of the kitchen or 7 different views of the front of the house. On the other hand, it is also annoying for the description to mention the beautiful hand-carved fireplace, but then the listing never shows you a picture of it.

State MLS has 35 image sockets to fill and putting in floor plans, plat maps, aerial maps with notations on where areas of interest are, more than a couple of each room all help the buyer differentiate. Video works the best from the peak selling time of 10 to 10:30 PM in our rural market. It is when out of state and local buyers squeeze out time after kids in bed to look at property, to consider communities. Never had some complain about 50 images on a large farm listing with lots of buildings, 500 acres, and soil maps, lots of other information can ride in those extra image sockets on your own site. Make sure to link from your site on the realtor.com portal to give them more than those platforms cause for transfer limits.
