If I'm buyer's agent, and I've got a client who doesn't want to go through with a deal, and I've got another client who would be a good fit for the property . . .why wouldn't I try to put a deal together with the other client? As the seller's agent I'd want to know why the deal didn't fly and if it was because buyer's agent wasn't on it, I would certainly share my concerns with the seller. But deals fall out, and there still might be a perfectly good deal waiting for a better principal. And you're right, buyer's agent knows the good bad ugly already.

Nothing wrong with that, so long as the agent wasn't a putz.

I advise the seller this is the same agent.

I also share that agents can not control what their clients do. We work to advance the clients position and sometimes the client changes their mind and shouts 'RETREAT!' That leaves so many people feeling betrayed including all the professionals involved.

However, the seller just may compel the new buyer to remove the escape hatches earlier in the process.

Home is where the hearth is.

Assuming that the cancellation was at the buyer's direction.. I don't see any reason to paint the agent with that brush.

If the new offer is acceptable.. no reason not to consider it.

I think the seller should take the deal if the number is acceptable.... the buyer's agent does know the property and is smart to use that knowledge...

I see nothing wrong with that - if the first buyer made the decision to back out, then it's fair game! And, you're right, Hella, she already knows everything there is to know about the property so, it should be smooth sailing from here for your sellers. Good luck!

A good buyer's agent will do his/her best to represent a buyer on a property that he/she thinks will work for him/her. Treat the 2nd offer as you would the first.

I would think the agent didn't cancel the listing, but his or her client did. If the agent has a good client as a back-up why not?

Hopefully, it is the buyer who cancelled the escrow.  I can see how an agent might have multiple buyers for a property especially in a market with very low inventory available for sale.  It's the seller's decision but your advice is sound.

I would think something funky might be going on. I would be a little concerned. Guess it would depend on why escrow was cancelled.

It would depend on the reason for canceling. If the agent is coming back with another buyer, I suspect the cancellation was not due to any fault of the agent and he/she probably knows the house pretty well.

It didn't work out with the first buyer but it very well may be with the second. Obviously, the agent thinks the home is well worth making an offer on.
