If I'm buyer's agent, and I've got a client who doesn't want to go through with a deal, and I've got another client who would be a good fit for the property . . .why wouldn't I try to put a deal together with the other client? As the seller's agent I'd want to know why the deal didn't fly and if it was because buyer's agent wasn't on it, I would certainly share my concerns with the seller. But deals fall out, and there still might be a perfectly good deal waiting for a better principal. And you're right, buyer's agent knows the good bad ugly already.

I advise the seller this is the same agent.
I also share that agents can not control what their clients do. We work to advance the clients position and sometimes the client changes their mind and shouts 'RETREAT!' That leaves so many people feeling betrayed including all the professionals involved.
However, the seller just may compel the new buyer to remove the escape hatches earlier in the process.

Hopefully, it is the buyer who cancelled the escrow. I can see how an agent might have multiple buyers for a property especially in a market with very low inventory available for sale. It's the seller's decision but your advice is sound.
