Expired listings are rare in my market.  Today I see 5 on Market Watch. I suspect for all the same reasons you mention and perhaps there are tenants and getting in to see the property is impossible.

Normally over priced......next I see that the seller makes it difficult for homes to be seen...for instance, we still see accompany showings for many offices etc...here in New England we tend to be behind changes that benefit the consumer....

All the same apply here Fred Griffin . Our market went from on fire to the bottom falling out which means those who have recently lost their jobs have to sell at a high price because that is what they paid for it during the oil boom.

It's primarily due to over-pricing. Too many REALTORS "tickle the ears" of the seller and list homes for much higher than the market supports.

Our most common reasons are overpricing and sellers making showings difficult. If a listing is priced to sell, it will eventually sell.

What I have seen in our niche is two-fold Fred Griffin.  Both over-priced and an unreasonable seller - usually with no real timeframe on the sale and not being realistic to the comparables and today's market.  Emotion based for both answers.

Exactly: overpriced and no exposure. I just checked a listing I was trying to get. They ended up with a discounted broker and here they got: phone pictures in mls and NO marketing besides placing in MLS. Or yes, it is 300k overpriced and had 200k reduction after 10 days, no offers. I hope, they are happy with their agent and results...

Typically it is buyers are unwilling to PAY UP!

Never mind the sink hole across the street or the chronic flooding! Pay 15% above community ceiling anyway! Pay Up!

Or, sellers are more patient and will wait out the buyer.

PRICE adjusts the TIME to sold, not whether it will sell.
