Exactly: overpriced and no exposure. I just checked a listing I was trying to get. They ended up with a discounted broker and here they got: phone pictures in mls and NO marketing besides placing in MLS. Or yes, it is 300k overpriced and had 200k reduction after 10 days, no offers. I hope, they are happy with their agent and results...

Typically it is buyers are unwilling to PAY UP!
Never mind the sink hole across the street or the chronic flooding! Pay 15% above community ceiling anyway! Pay Up!
Or, sellers are more patient and will wait out the buyer.
PRICE adjusts the TIME to sold, not whether it will sell.
