I think the only time I use perfect is in the term "picture perfect" and it's not very often.  Ideal is my go-to word when I feel tempted to use "perfect".

Nothing is " perfect", but I doubt any legal proceedings will take place. Somewhere there are  % of buyers who have said " we found the  perfect home". It might have been perfect for them at the time.

Don't put too much weight on it Fred. It's a marketing exaggeration. In AZ, we are 'allowed' to exaggerate in advertising. Beauty and perfection is the eye of the beholder.

No I don't think so but ..... it's a good hook for those 'it has to be literally perfect' types. I hate them because if there's a dent, a scratch in this huge house - the entire home is a ruin.

Perfect can mean something different to lots of people. I think people looking at real estate understand the use or words like perfect, ideal, etc. For me puffing is calling a tear down fixer upper a home that needs a bit of TLC.

Personally, I would not use that in marketing.  Nothing is perfect and leading one to believe it is might not be the best for marketing real estate.  Too much potential for litigation.

      We live in a lawsuit-prone society.  Could  an MLS listing that reads, "Perfect house on a perfect lot in a perfect neighborhood" set up a listing agent for misrepresentation?

I'm compelled to take a knee on such injustice of word selection.

To follow this line of thinking would agent and their broker be exposed to liability should the words "Hot market" "now it the time to sell" "expertly decorated" "Sugar sand" and 'walkable' and many other subjective phrases appear in agent marketing.

Actually, is "FOR SALE  $255,000" a subjective term since it lacks terms and conditions.

An attorney could effectively argue that since perfection exists nowhere, the expectation of perfection also does not, REASONABLY exist.

Think Michael has it correct, ideal may be more appropriate than perfect.  I have not used that in my descriptions, as nothing is ever perfect.

I feel a broker always has potential legal liability. Descriptions like "perfect" are more benign than actual false and misleading descriptions and failure to disclose material facts. I read over those surface words and look for the stuff that is found in deep cleaning.

Advertising is not subject to "adjective" scrutiny since it's written in the mind of the beholder-as long as it's not a lie or fraudulent. Besides, while I agree with you literally, I disagree with you emotionally: My marriage is perfect for me, while not perfect. San Diego, CA is perfect for me and while not the Italian Coastal Villa  I seek, my home is perfect-for me. So, I'd say there's latitude.

No, that's just harmless "puffing", like using "best" and is generally understood as such. Saying something factual like "apartment has the largest rooms in the building" wnen it cannot be substantiated would be false advertising.
