I'm compelled to take a knee on such injustice of word selection.
To follow this line of thinking would agent and their broker be exposed to liability should the words "Hot market" "now it the time to sell" "expertly decorated" "Sugar sand" and 'walkable' and many other subjective phrases appear in agent marketing.
Actually, is "FOR SALE $255,000" a subjective term since it lacks terms and conditions.
An attorney could effectively argue that since perfection exists nowhere, the expectation of perfection also does not, REASONABLY exist.

I feel a broker always has potential legal liability. Descriptions like "perfect" are more benign than actual false and misleading descriptions and failure to disclose material facts. I read over those surface words and look for the stuff that is found in deep cleaning.

Advertising is not subject to "adjective" scrutiny since it's written in the mind of the beholder-as long as it's not a lie or fraudulent. Besides, while I agree with you literally, I disagree with you emotionally: My marriage is perfect for me, while not perfect. San Diego, CA is perfect for me and while not the Italian Coastal Villa I seek, my home is perfect-for me. So, I'd say there's latitude.
