Hmm, your broker should know the significance of Palmyra, NY.

AND, you may want the broker to show you the only two numbers that should matter to you. From these you can derive everything you need to know about the broker and office. AND how they align with your business plan.

Be aware, you are choosing to be the CEO of your very own small business. Starting without a plan should be avoided. Why? Those who can help you won't know how (you haven't a plan to show them) and you can not know you are lost without such a plan.

By default, you will become a buyers agent and relegated to a race between luck and your bank account. For 90 percent of newbies the bank account gives up before they reach their year two anniversary.

Since most attributes suggested for taking the measure of a broker are SUBJECTIVE, you have no hope of making an informed judgment while sitting across from the table.

So, consider greatly the broker who commits to engaging you in a transaction aligned with your business plan within 30 days.  Resistance to do so suggests a 'dead wood' office or broker without vision.

What matters is what is important to YOU in a broker. You have to answer that first - then interview brokers.

Do they have a training and mentoring program - you will need one.

Find one that will mentor you.  Talk to his other agents also how they feel about them.

interview several broker/owner/managers.... training and mentoring are most important.... and reputation....

As a new agent, you MUST find a broker who offers training and on-going support.  Many say they do.  Few actually do!   If you search "How To Choose A Broker" on this ActiveRain website, you will get lots of full blog articles on the subject.  

Your instructor should be giving you guidance on this important aspect of the business.  Nearly 90% of new agents fail within the first two years and it's mostly due to poor training in the beginning.  The licensing classes do nothing to prepare you for the reality of the business.

ASk what programs they have for new agents.

What type of traning program? Do they have any requirements for you

What is the cost / commission breakdown? Is there a monthly fee? do you get a desk, photocopies? is there an agent who can mentor you?

Highly suggest you make sure you are with a noncompeting broker. Those that are representing clients themselves do not typically have time to work alot with new agents.

Choose a company with the resources and culture of training and mentoring.

I found the most important factor is to find a managing broker that you "click" with.  A good managing broker, will poke you and prod you along to make certain that you have a successful real estate career.

A good manager is worth their weight in gold.

Commission split is not a consideration until you are making money! Taht requires a sound foundation. Be willing to pay your dues!

I went with someone that was pretty successful, that I felt I could help out with my skills, and that said she could mentor me. Turned out she was a liar that spent all her time nagging other agents and brokers so I left two months later.

Find one that fits your personality.

TRUST in a relationship is the key, followed by education, training, mentorship followed by the split with the broker.

Read through yesterday's and the day before's and the day before's questions and answers. If you need more clarification go back further in the Q&A history. There is generally at least one question like this everyday.

Good rapport goes a long way. Make sure the broker has a good mentoring and training program.

There are no good brokers out there. They are all out for themselves. But then...so are the agents. Just find one that successful agents have stayed with for a long time. That always says a lot about the environment.

Interivew many and use your best judgment.

Its like swimming. Just find water and either wade or jump in. You'll learn!

I entered the business 25 years ago and it was very different then and selling real estate in NYC was very different. In NYC the top brokerages picked you, not you them.

Select the office that will best meet your personal needs.

Personally, I like to be in a professional office enviroment surrounded by very successful agents.
