I haven't but, I suppose you have to ask yourself what price you'd put on your reputation.
Also, have you made a push for homeowner feedback to pull your ranking up?

I have never used one or known anyone who has used one, but I suppose it depends on how badly the bad tenant comments are hurting your business; if it causing vacancies, then a case could be made for the cost. I am curious, how they work, though, do they create fake "good" reviews? If so, I would proceed with caution in the event someone figured it out.
Any chance of getting some of your better tenants to write reviews?

I don't know your management style, but I have found that most property managers rent to the first person who wants it...thats the problem!
Are you able to be more selective with the tenants?

I would need to know the name of the company to say.

That does sound high, but as Debe points out, what is your reputation worth?

Dennis Swartz - paid 'reputation' do not last long!
Use Realtor.com, RealSatisfied.com, Yelp.com and perhaps few more names you'll find in the answers here.

I believe you can do many things yourself to build your reputation. It would take being proactive and time so it comes down to what is your time worth?

The only thing I know about some of them is that they write fake reviews to boost your scores (at least in the early days). If they're active and commenting back on the negative reviews, that can be useful. $400/m sounds a bit much to me, but I've not investigated these companies.

Dennis I have no idea as we don't do any of that as we're referral based.

I don't know how successful any of these companies can be. I suggest asking for good testimonials from those happy with your service and promote those.

Reputation management is a legitimate field; I would call it a subset of SEO.
But can a company rebuild a severely damaged reputation (not you, just speaking hypothetically) in only 60 days? They would need a ton of positive reviews. And if anything the Manager did "made the news", it might be very difficult to push those results down.

I would just use a very good SEO expert. Check to see if Tammie Emineth can help you.

it's less expensive to just delete the nasty testimonials.... they usually come from less than credit worthy tenants....

Itis high. Some will like and respect you. Others will bad outh you. Best is check these people out before you take them not just fill the vacancies,

I don't have to worry about it because most people in my area have no reviews / ratings online so there's very little competition.

I have not. It seems like a never ending money pit. People / tenants will likely never stop writing bad things.
