You can argue a case about a pool in many ways in my market. If it's a smaller lot and the pool "eats up" the backyard, it could be an issue. If it's a pool in a community with great amenities for residents, it could be seen as redundant. I've found that lots of buyers don't want the muss, fuss, and expense of maintaining a pool or the liability if they have kids. Appraisers don't give much value to a pool here. Houses I've sold with pools have frequently sold to people moving here from areas where they are used to having a back yard pool, such as AZ, southern CA, Florida, etc. Although our climate is mild and quite hot in the summer, we are not a year-round climate for pools.

It depends but, more here prefer a pool because of our climate. The seasons are long and warm here so, when I have a pool listing, it typically goes very quickly. I have two sets of buyers right now that don't want a community pool, they want one of their own. 

I will say that during the winter season, they're tougher to sell though!

Here in South Florida  pool are a plus except to the investors. They dont like the liability. I should be a bit more clear Landlords  are the one that worry.

I'm in hot SoCal, you have to pool in here. But large pool can be very expensive to maintain since water evaporates in 100+f days....

Yes.  It really depends on the buyer, Jeff. I've had some turn around and walk right out of the house once they saw a pool, and then last year I sold one where the buyer only wanted a house with a pool. It really depends.

As an outsider looking in, they seem to be an asset among $1.5 million and higher homes (as they have the budget for the maintenance.  You don't see them often here for homes under $1 million as most can't afford the maintenance, so I would see that as a negative in those areas.

Nice pool. When I lived in Palm Springs, I'd fly over with the traffic reporter, amazed at how many homes had pools. Here at the River, pools are not as common, though the climate is the same. There sre community pools, but fewer homes have their own pools and because it's a big second home market, they're not a particularly desirable item. Big upkeep, many owners are absentee, it gets windy, etc. Plus, by the middle of July the water is bath water it's so hot.

Private pools are rare in our area due to our winter weather. There are a handful of these and because of the limited numbers, they are considered a positive.

There are a fair amount of buyers here in NY who don't even want to see homes with pools. Pools are in use less than half the year, and many people don't want the cost or liability.

Thats a tough question.  In our area I'd use the term "luxury".  We don't need them but sometimes it's nice...  I'd rather own a home near a river where I could take a dunk.

A nice pool like that would be a plus and help the house sell. Not a big percentage of buyers want a pool in my area but those that do are willing to pay for it.

They are not wanted by buyers here in the Olympia, WA area.  Not enough summer to use it plus the costs to run and maintain it would turn my local buyers off.  For appraisal/market analysis purposes, homes with pools are docked dollars as an undesireable feature.

Mostly pro than con, but it depends - some people definitely don't want one, either due to maintenance, expense of upkeet, safety or lack of interest. In the Northeast, usable time is pretty limited, but pools are still nice to have.

Some buyers have personal preferences that will/should not affect value.

Private Pools became cons in the 1990's here.

Droughts, expensive upkeep, water prices, safety concerns.

A pool is a 70/30 con here. Community pools are a huge plus though.

 If there are 12 acres and water is affordable then it has added value.  Solar heating and solar electricity is also helpful.  Is this a horse property? 20 car garage.  That is a lot of acreage for a family.
