     My attorney advised me not to put "Coming Soon" signs in a yard (or advertise on the internet) unless I have a signed Listing Contract in hand.

we can't put them in MLS.... I market them before MLS to get ahead of the syndication companies online....

I do not market or put a sign out unless there is a signed listing agreement....

We have a Seller Instruction to Withhold Listing from MLS aka CAR form SELM disclosure we're required to file if we take a listing that will not be on the MLS within 48 hours of taking the listing; and of course we need to have the listing agreement.

I'm not a fan.   I sure hope that Coming Soon category doesn't become available on our MLS. 

I have 2 clients right now that want to list as Coming Soon.  Both homes are in process of competing flooring or upgrades and the contractor is behind and they have been reading all about this topic on line. 

I've seen so many Facebook categories with coming Soon.  The brokerage I just left has a new push to get all listings onto a new site of coming Soon and the main goal I think is to sell them intra-office.  No other comment on this.

i recently got a cease and desist email from the web site "coming Soon homes" so be careful if you are putting those words together in a blog or topic as the site has registered that Trademark.  

'If anyone thought Short Sales were riddled with Fraud...just wait until this newer segment of the market gets more momentum.

Our MLS does not have a category but the real estate commission says we need to do truth in advertising (so it needs to be soon, 6 months doesn't cut it, and have a seller's written permission to post a coming soon sign.

Our mls rules state a property can be in coming soon status for 14 days.  If it does not go Active within that 14 days the status will automatically change to temporarily off market.

Our state real estate commission has warned us of the danger of coming soon and hip pocket listings, and if the client is being property served.

Our commission has said they need to be active within 72 hours or written into the listing agreement.  If it is for "double ending", and not in the best interest of the seller, this listing agent could be in hot water.

I do and yes, we have restrictions but, they're so simple to overcome - in addition to the listing agreement, there is one, 1-page document for the sellers to sign and of course, no one can tour it until it's actually listed in MLS.

It works quite nicely for us - in fact, we just made one live this weekend and are sitting on multiple-Offers after a booming Open House and a buyer who toured the Open House is likely to be the winner of the bidding war!

If done right, it works in the best interest of the sellers - absolutely!

Nope, I do not know any restrictions from my mls. But to protect yourself you'd better to have some paperwork signed.
