I would think the use of drone technology would be a huge plus when marketing the land online.

I market to the ideal buyers.... builders.... builders buy land and your title should have a statement that a builder would use in the Google box to search for land..... I do it all the time.... your Avatar is a builder....think as a builder would think.... 

and Anita Clark is right.... aerial photography.... or at least an assessors map that outlines the lot.... "the eye buys" and drone photography is eye catching.... it may not be an investment that's worth it for one lot, depending on the list price.... but you MUST post an outlines assessors map...

Depending on the type of vacant land, I highlight and advertise the various attributes.  Timber, Wildlife, Developement, Hunting, and more.

Then make sure these properties are in front of, and well presented to the people who want them.

Silvia I don't do much land now but when we did it was pretty much how we did everything else. Market market market. Endre Barath, Jr. has some fantastic posts about selling land, he's a great resource.

I currently have 3 listings of which 2 are land.  I did drone videos on them, contacted every builder in the area, and contacted every agent who works with a builder in the area.  It's different than marketing a home but still requires some of the same strategies.

None... I don't do vacant land listings.... only land with houses on them!  I'm sure you'll get some good responses from those who do sell vacant land.

Vacant land is so much harder to sell. I've sold residential lots in a subdivision, commercial lots on major highway, development land, you name it. The special thing I do? Get good walking shoes because I take potential clients all over the lot--which many agents don't. At the moment I only have one vacant lot listed on Highway 101 across from Ocean World in Crescent City, CA.

If it has acreage there are many buyers that wish to be unseen by their neighbors;

"Want to work on cars without neighbors complaining?"

"Want to blast music without neighbors complaining?"

Or many other practices that people don't want neighbors to judge or complain about.

One of our clients does a lot of huge acreage.  He has soil reports for wine growing, or zoning, etc.  Then it is marketed to the appropriate target.  A

I would use a product like Zeemaps that allows you to put ballons around the land that show points of interest. You have dialogue boxes for those points of interest and the balloon for the land is set up for real estate. Drone photography also.

Here, the Positives are " no access easements to other properties, conventional drain field site approved, paved road, well already in, no or limited restrictions, fairly level, already in land use if it's 5+ acres, priced right, builder available, loan officer familiar with new construction, reliable high speed internet, underground utility lines, and make sure property corners and lines are clearly marked. I also stake drain field sites with t=posts, then slide a 5' lond piece of white PVC pipe over the t posts. People need help visualizing where they can set a house.

Negatives are:  Alternative drain field site which requires maintenance contract and cost at least 3 times more than conventional sites, Restrictive covenants, easements, gravel roads, located in mountain overlay district, no well, steep, too much flood plain, traffic noise, airplane noise, too close to neighbors, no hi speed internet service available, overhead power lines.

Just to name a few.

Knowong the zoning and what can be done with the land.  Targeting your marketing on the various possibilities.

Good question. I would think a drone for photos and videos, depending on lot size, would be a good thing. I don't list vacant land personally.

With my land listings, i go find buyers reaching out to my list of builders, bulding a list of other builders and those looking to invest in land.

Silvia Dukes PA, Broker Associate, CRS, CIPS, SRES The important thing to do in your marketing is to stress the highest and best use for the vacant land. Land is land, but push the potential with what can be done with the property. Also keep in mind what the County/City has specified in their Master/Comprehensive Plan and Zoning. All of these play together to successfully market vacant land.

Email to the builder/developer list.

Don't miss some of  the thing you can't see. For example if there was a trailer on the property check and see if there a well and septic tank. This could add 12-15 thousand to the value that most would not observe.

I like Anita's recommendation, but around here, land is becoming a premium, and doesn't take long and they are gone!

I like the idea of a drone to tour the area.

I needed to be on my PC to answer this rather than my phone:
I do a lot of land. The marketing depends on where the land is and what type. For example, I have 2 large parcels that are somewhat remote and have mining claims - I have drone videos for those so people aren't getting lost out there in the desert before knowing what and where the properties are.
My commercial parcels, I use video with demographics/infographics and annotated maps to show where/what etc. We use WalkScore and ADOT Traffic Counts to demonstrate the desirability of the location. Also, I love BatchGeo (embedded in blog) for mapping!
For residential land, video about the community and its attractions . . .
And direct mail, blogging, reverse marketing etc . . .

Can't beat Barbara Todaro 's plan of sucessful attack.

I don't do anything right now but we are thinking of hiring someone to shoot some drone video for us.

Aerials are what I like for them.

I sold 3 vacant lots in Miami recently with just a sign on them, all within a couple months. We have lots of investors/builders just driving around looking.

I have a land listing for 5 years. 4 calls.  Most want a basement bargin price if not near the coast.  Wanting a paved road, septic survey wanting to pay sub basement price. As for land near the cost, it is close to zero that has not been built or developed.  I would think Drone will work good on larger lots. 

I make sure I let people know about the current zoning and the potential for its use. Using key words gets my land listings found and sold.

Vacant residential lots? Promote to scattered lot builders. They normally have buyers looking. 

Commercial? Promote to potential end users and other commercial brokers
