Yes, it is common practice here for landlords to use an agent to rent their property.   They usually don't use an agent for anything less than $1,100 - 1,200 per month though.  

Yes, we do. However, there are only a couple people that use it. I'm the largest property manager in the area and I don't bother with it because it's too time-consuming. It's great for smaller offices with just a few rentals because it's an easy way for them to market.

Yes.  Sadly, we don't have a way to do vacation rentals (big with our several beach communities) so we have a lot of rentals on the market for 1,000+ days.  Makes it hard to find the real ones.  There are very few listed compared to Craigslist and Zillow (which still takes rental listings from third party sources, oddly enough).
