Purchase contracts die at closing, so how is the current seller going to enforce this riduculous requirement?

It would have to be some heavy golden handcuffs and legal mumbo-jombo.

But the roof could leak and the clowns could get ruined...or maybe someone would steal them...or maybe the ghost will make them disappear...

The saddest thing of all this is that the seller has no life outside his clowns.

Years ago, I sold a home in a unique neighborhood in the city of Corona CA. This neighborhood each year was featured on the local ABC station because of its Christmas decorations which covered the entire neighborhood and had displays running overhead from one side of the street to the other. The requirement was that the buyer stipulate that they would participate in this event. And, in the event that they sold at a later date, would not take the decorations with them. And, would put the same restriction on any subsequent buyer.

Nope nothing like that for me. If the Clown Motel sold, would the buyer have to keep the collection of clowns? If the purchase contract was drafted carefully, with no proviso to keep the clowns, buyer could take them and later get rid of them.

I would assure the buyer 'I CAN MAKE THIS DISSAPPER' well before you move in.

I did encounter a requirement that the current occupant of the detached apartment (son of seller) had to remain until occupant died or moved. Further investigation revealed occupant would be prohibited to reside in any other location in the city.  Now that's what I call a real estate poison pill.

My strange one was when the seller was relocating from Florida to Alaska - his dog staying with the Florida home was a must.  Did not want to upset the dog and move it to such cold weather at the age of nine.  Found the buyers and the dog is still alive and happy three years later!

Obviously the only clown I liked was the great "Sad" clown Emmett Kelly. I had one client who stated his train collection had to be sold with the property and run on time and on schedule!
