Let them know about the conversation but, I always say, "I don't take any verbal conversation of Offers seriously - nothing is 'serious' until I have the written Offer in-hand. When I get that, you'll be the first to know!"
That way, you've done your fiduciary and also not gotten their hopes up - oftentimes the agent 'thinks' the buyer is going to present an Offer but, they sleep on it and decide otherwise.

Agents and buyers like to jerk the chains of others. They subconsciously are trying to establish their relevance in this world. I need not inflict their 'issues' on the owner of the house.
The currency I like to deal in is the facts. "Offer coming'" is a wish, not a fact.
My communication to a listing agent, in a similar situation is, "Don't let the seller accept an offer without calling me."
That should communicate two things that the listing agent can effectively use.
This is an example of our industry, by deliberate action, inflicting pain and creating distress that is completely unnecessary. When alternative methods of buying and selling real estate arrive, this example could be the POSTER CHILD of an industry fabricating its relevance.
So, fellow Florida agents, should there be a reciprocal punishment for agents who run the "offer coming' flag up the pole and never deliver?
Seems like a oneway street on which the buyer has all the rights and the seller takes all the punishment. There must be a better way.
