Why would it matter if you had a tenant agency agreement in place and the tenant is willing to pay you a commission?  Most tenants I meet are more than ready to write a check for my services.

Just call the communities you want to participate in and ask if there is a commission. It really isn't complicated.

  Are you a member of Realtor Association of Fort Lauderdale, or Miami Association?   Maybe someone there can help you.  Both Associations are with MLS Advantage.

    Or, call the apartment offices and ask (yes I know, there are hundreds of complexes in SE Florida).

Check with your local board, they may have a list.

I know some apartments are listed in the mls in Dallas. I don't know about S. Florida.

If your MLS lists 'rentals' that would be the list to start with.

However, the compensation stated in the MLS does not make the effort worthwhile. 

My suggestion, get the 'renter' to pay you for all of the service your offer.

NO, that does not mean get paid with they rent, I do mean 'Pay as you go."

If they want to look at 300 apartments, "GREAT" you will get paid everyday you go out. 

This is a business, not a hobby.

What Chris Ann Cleland said. I don't do rentals as there is just not enough compensation in it for the time spent either from client or apartment managers.

I'm with Chris Ann Cleland - set your terms with your tenants and then it doesn't matter if the apartment complexes pay you or not.

I'm SoCal and do not work with apartments since they have managers and quite rarely pay realtors.

Apartments do not cooperate with Realtors in CA in my experience. Only condos and so forth. Apts are typically internally managed and vacancies are filled by their own rental office.

I find that here in Central Florida there are more rentals on Rentals.com than are on MLS. 

You should call the apartment complex sales offices in your area and ask.
