I've lived in Austin my entire life.  Austin is no longer a "small city"  It can take over an hour to get from one part of town to another.  Affordability will certainly come into play here as well.  As in - where can you afford to live.  Also judging by your age, there are certainly many areas you will likely find more favorable.  I wouldn't reccomend Bee Cave as literally the entire town shuts down at 10 pm every night (unless that's your thing).  When you are getting started in real estate it is so important to define your niche.  One of the easiest ways to do this is geographically.  Find an area you want to live in, learn it like the back of your hand, post about it constantly, and you will have a much better success rate rather than trying to focus on all of Austin. You can live in any area of town and work pretty much the whole area. It is not a giant city. I have been licensed for 20+ years selling homes in Austin and all of the surrounding towns.      Rent an apartment on a short term lease.  Take your time visiting the different parts of Austin, study market data, talk to people.  Like anywhere in America, there are probably a bazillion Realtors there; you will need to set yourself apart.
