I have been representing only home buyers, for more than 25 years and would never think of changing.  Exclusive buyers agents work in offices that never list property.

Buyers come to us since we have no conflict of interest and never pretend to represent both sides...we never represent sellers.  We find buyers what they are looking for, without any games or BS.  We are un-handcuffed truth tellers...

Those that think you have to "list to last" are in the dark ages.  With the internet, it is easy for buyers to find you.

NOT TO MENTION...that the need for a listing agents services is starting to diminish.  Seller can list their property on numerous sites without an agent...the "typical" listing agent is also loosing control of their information...and it is getting worse for them.

Savvy buyers however, will always need a dedicated agent to guide them through the nuances to a smart property investment.

I would suggest that you just do general real estate for a little while, and then figure out your niche as you go along.

The income must justify the cost of holding to a license.  

In NYC about 60% of agents are showing rental properties. The property management fee is 12-15% of stellar rent. Business like liquor stores, warehouse. 

An agent became a licensed burial plot salesman going to nursing homes. He actually bought 80 plots (avg plot retail $20K) and live off his markup. Different license but needing E&O insurance because of fraud.
