Have you thought about hiring someone just to work your leads and do the administrative side of the work?
Perhaps a local real estate school - speak to some of those who teach the courses and have them recommend someone.

I've been looking for agents for 3-1/2 years now. The ones who have been doing it for years, seem to be entrenched in their own brokerage. The ones who are not happy and would like to change, are not the producers, not high energy, they are looking for me to lead generate for them. Then there are the ones who want to get into the industry, but the training will be intense and I don't know that I want to take that on. So here I am very happy as an independent broker not beholden or have responsiblity over anyone else. PS. But if the right one(s) come across my path, I will know it and that will change.

I agree with Lise Howe. If you are good at lead gen but bad at the details I don't think you need a partner - you probably need to be the team lead and hire an administrative person. Pay them a good amount, not a minimal admin salary, it will still be less than a partnership and you will have full control to run the business how you want. I am not with KW but Millionair Real Estate Agent is a really good book; I'd recommend it as well. You could also go to real estate pre-license classes to meet and recruit new agents that want to be on a team and have leads given to them. Good luck! -Kasey

To form a team one not only has to be charismatic, most are looking for someone to provide reliable leads that translates to multiple closings.
The disappointment from new agents is the team leader does not provide sufficient leads to allow new agents to make a living.

I'm thinking you are not working in a brokerage where other realtors might be looking to be part of a Team David Osborn, as I know that is a great way to not just go on your first impression of meeting them and talking with them, but to see how they act and interact over time, in different office situations. I am part of a Team and totally agree that having an opposite team member is the way to go, as you are not competing with each other, since your strengths and weaknesses are not the same, so you are complimenting each other. I remember back in realtor school, that some of my classmates were looking to be part of a team (as most were newbies), and found others who were also, and they all ended up going to the same brokerage. At that point, they felt that they knew to some degree, the person's abilities and commitment to success. I realize you are no longer in that situation. Some teams are also married couples, so I don't know if that would apply to you, but it's a consideration. Best of Luck!

selecting a partner is a "huge undertaking".... and craig's list is the last place to look.... why don't you go it alone and refer your business to other agents who you know can close... and then if you like the results, ask those people if they want to join YOUR team... you are the rainmaker and they work the business.... you get paid a referral fee on everything they close....

Sounds to me like you are seeking a successful, productive agent to join your team. Such agents are not trolling CL or Facebook looking for a job.
This is the same issue every recruiting broker faces. I suggest you submit yourself to be interviews by a local BH, KW and Rx broker to see what they are offering. You are all trying to poach the same candidate.
Now, it is incumbent upon you to do a better job than them, at conveying your VISION regarding the real estate business. Same ole, same ole, will not get a good agent to jump ship.
The mine the MLS productivity reports and start introducing yourself the the newest agents who average 10 or more transactions a year. DO NOT RECRUIT DEAD WEIGHT.

There are lots of internet sites. The bar is still a favorite hangout for singles, too. I prefer to go to events where I can meet people with mutual interests, that way you've got something in common with them from the start.
