Wrong forum for your questions and why launch a site when you know nothing about what the real purpose is? Define your purpose first, then find professionals for the specific tasks. Considering the competition I hope you have seven figure funding.

Watch out. If you replicate Z or bigger sites you can be in jeopardy with their legal dept. If your goal is launch another apt site for people to post. Z or T does not charge a penny on posting.
My question is how do you make a profit?

Looks like Mick Michaud, Annette Lawrence , Palm Harbor, FL 727-420-4041 and Boris Gutierrez nailed this one.

We have a website where we can supply the exact apartment address for each complex. www.ApartmentToolKit.com . You find the complex you want to market to...we give you the addresses.

It might be easier to link a search from your MLS to a Real Bird Map. You would need to update it daily.

You need several IT pros to do it right. As an IT professional for 20+years, the design is critical. You can farm it out if you have the design nailed down. Security, infrastructure, hosting, bandwidth. All critical.

You have a lot of great questions. Do any of your investors have any contacts in the programming community who may be able to help on your project?

Hi Solomon, developers should be fairly easy to find for this type of project..try upwork.com
The bigger issue is going to be how you will seed your database with rental listings. Unless you're going to do massive spend on getting the word out to landlords and property managers and homeowners with rental properties, your only other avenue would be to scrape existing websites such as zillow, craigslist and the like. This would of course be against the terms and conditions of those sites...so don't do it.
Unless you have the resources to go head to head with Zillow, Craigslist, and a multitude of well financed sites, you're probably going to waste your time and your money.
You may want to contemplate doing this on a micro level. For example, you might focus just on Tribeca rentals or Lower East Side rentals...then your challenge will still be the seeding of the database with the most rentals. But at least at this level you have a chance if you find a way to do it better and faster than the other guys.
Best of luck whatever you decide to do.

I had forgot about Rentberry. Creating something like that is going to take a very knowledgeable web developer... somebody that can pull the source code and attempt to duplicate it, without violating copyright or inviting a "cease and desist" letter from the legal department at Rentberry.
If you are on a budget, look for a Web Developer on Fiverr.
Best wishes to you on this adventure!

Hi Solomon, I dont' know how rentals work in other areas - here they aren't listed in the MLS so there is no one site to gather the info from - most people including property managers post on craigslist. If your area has them in the MLS it seems like having an IDX to search rentals would help, but I'm no web master. Good luck in your new venture! -Kasey

That is a BIG question for a real estate agent Q & A session.
My advise is:
"Write an executive summary of the project and place on "GIGS" section of CraigsList."
Have a budget in mind. Be able to test the respondent so they can identify the most critical element to this initiative. It will be problematic if the developer is pushing their strong suit which is a mismatch for your projects requirement.
Be aware, off shore companies can 'take your money and run.'
Finally, have a product definition document (screen mock-up welcome) along with your non-disclosure.
Be aware, everyone runs out of gas the last month. Make sure the final payment is significant, to much to walk away from. If the final is something like 5 or 10%, there is no incentive to finish the project with the energy in which it was started.
