Followed by,

Providing an investment sheet and calculation on how to figure ROI. What is the cost of the property? What are the holding costs? What are the repairs going to be (and how are you going to figure this out)? What is the end result going to be worth? What are the selling costs going to be? There are a lot of variables that newbies, even if they are licensed agents, have no idea about cost/investment/risk-wise. Helping navigate that is a good start. Why are you targeting real estate agents in particular instead of just anybody? -Kasey

In our commercial real estate practice we worked with several investors/developers. I think that beyond ROI , what should also be thaught is IRR (Internal Rate of Return). The advice should also caution would be investors to review the investment with their CPA's and understand how vesting and tax ramifications can impact one's finances. The investors we worked with always reviewed the numbers with their financial advisors. A

I have customers who flip and those that hold their properties. The latter are considered investors to me. Since flippers are taking on a riskier proposition I always need to know the expected sale price when all work is completed. Just cause they are licensed, doe snot make them experienced in investing. To buy, fix and sell requires money, knowledge, experience, patience and the ability to estimate repair cost and finsih value before buying. It is not for those without a good savings to fix those unexpected items.
