Hmm...interesting question and while I can't recall the last time it occurred, I have spent an entire day with clients showing property.   Usually there is some kind of break for sanity's sake.  Theirs and mine.

What you just described is a regular thing for me with my relo buyers. I regularly have people fly in to San Diego for the day. My tour with them starts at 8:00 am at the airport and ends with me dropping them with me dropping them off around 5-6pm. But, I build in a lunch break into the tours, 30 minute gap between homes around Noon and often they buy me lunch, sometimes we go Dutch, the repeats I treat.

That's life in America's Finest City and I enjoy it. Typically they are $500K-$1.5M clients that do this.

I had a relocation buyer who was in town for a long weekend.  We viewed properties Friday, Saturday and Sunday all - day - long.  We viewed a total of 81 properties in that three-day period (with a couple of quick lunch stops)... I don't remember how many hours total, but I was thoroughly exhausted at the end of the tour (younger, too).

Mine was 10am meeting time, done at 8pm.  Near the end their daughter had a melt down in my car and the Mom refused to get a hold of the tantrum.  So I invoked my own mother and told her if she kept it up I was going to take them straight home and not stop for dinner.  I had a migraine, was exhausted and realized that I didn't like Mrs. Buyer and her bossy attitude at all.  She and I parted ways two days later at my request.

Kathleen, I don't have anything close to that-maybe five or six hours max.

I did, however, have a no- nonsense investor who viewed twelve homes within two hours.  He was in the door and out within 5-7 minutes.  No wasted time.

I do remember driving eight hours straight with three different groups of kids in Drivers Education one summer, and that was pretty brutal!  I had one quick 5 minute restroom break between carloads.

When relocation buyers come in, that is tyical as they have 2 to 3 days to find a home period. For local buyers, i try to break it up to a morning, or an afternoon or an evening.

I've started at 9 or 10 in the morning, wrapping up, going to dinner at 7:00 PM with relocation buyers.  I will say that the time does fly and I love every minute of it but, when you get home from those long days, it's a race to midnight to catch up!

It's exhausting isn't it? No one even figures out there is prep time & waiting for the appts to confirm that you can go.  I'd say you had a 12 hr day.

I think it was about 9 hours for someone who was transferring into the area.  I don't usually recommend that since they will usually start to confuse the homes.  Most of the time, I try to limit it to about 6 homes at the most.  2-4 hours time usually or less.

I always believed that working with buyers are harder and can be very time consuming, especially with first time buyers who have no idea what they want and where.

When I did more relocation buyers your day would sound like a normal day. Over the years I made the decision to move from 75% buyers to 75% sellers. It works much better for me and my current lifestyle.

Probably 13 hours - 8am-9pm.  These days used to be frequent with relo buyers.  We did schedule breaks for drinks, bathroom, lunch & dinner.  We always re-group at lunch and talk about what we've seen so far and what is to come and do the same thing again at dinner. Often that is accompanied by another day or two just like it as the relo buyers are in town for 2-3 days specifically to house and area hunt.  -Kasey
