All my homes are staged either with or without stagers.

No pre-listing home inspections, no pre-listing appraisals because why waste my time?

Doug we almost always do a pre-listing inspection and we stage our homes. Can't remember doing a pre-appraisal in many, many years.

    Some staging in the upper price ranges, some pre-inspections in older homes.

    I advocate for pre-listing inspection (including termite letter, well and septic if applicable).   I only advocate pre-appraisal if it's a unique property.  Staging, maybe.

Rarely, if ever, would I need a pre-listing appraisal in my market.

I routinely get pre-listing inspections. 

Staging is preferred but not all sellers will ante up for it.

Personally, I've used a professional stager once.  At my average price point,  my walk-through recommendations are usually enough.  If I suspect there's a significant issue, I'll suggest a pre-listing inspection so we can address things prior to hitting the market.  This has been helpful -- especially since the local "inspector school" is always looking for subject properties and will do them free of charge.

Staging, yes; appraisals, not unless I have a very unique property that I simply cannot comp out.  

As for pre-inspections - I'll be writing a post on that one - I was adamant about sellers doing these and I've been convinced to change my stance on that!!

Definitely Stagers! I provide a staging consultation..if they are moving out and want the home staged that is on their dime. No pre-inspection or appraisal unless its a relocation property.

Staging at some degree is fairly common but there are not many prelisting inspections and fewer prelisting appraisals.

Stagers are more common than the other I think. My homes always look great, with or without stagers!! I have never done a pre-lsiting appraisal

Inspections: done only when there is a perception of an ambush. 5%.

Appraisals: I pay for them when the seller does not know how low it can go. 1%

I have not idea what other agents do regarding inspections and appraisals.

It depends on how you define staging but the proper preparation and presentation of a property is pretty common in my market.  Most homes need some type of enhancement prior to marketing.   That doesn't mean every broker or every seller makes sure they are creating the best possible first impression.   Professional staging certainly can enhance but if it's an overpriced listing or has other issues, it's not going to magically transform it to the sale category.  

The practice of pre-market home inspections varies depending on the broker, the seller and the property.   

Pre-market appraisals are rare unless it is a particularly unique property. 

The first two situations are discussed during consultation with the sellers as part of the overall marketing approach.

Staging and pre-list home inspections are becoming more popular and many Sellers are using them, providing the home requires staging.  The inspection facilitates a quick time to firm up the offer and not have to wait for the usual 3, 4, or 5 days for the Buyer to have the inspection done.

Staggers are used on occasion , Pre-home inspection mostly on 3rd party transactions, Pre-sale appraisals are common , but right now the most recommended appraiser is turning pre-sales down due to the busy market

Stagers are not used except in the high end homes. I do not recomend a pre listing appraisal or inspection. It is what i do. I assist to place a value on the home and show the seller how i got there. I also walk through the home with the selle and identify anything that should be done.fixed etc

Back in the late 90s, when my husband and I were flipping homes we would have appraisals done to have on hand when potential buyers were viewing the properties. I think pre listing inspections are a good idea to help not having delays later.  Our homes were vacant and not at a high price point so we didn't have the staging done.

I promote those services, but most sellers choose not to do pre-listing inspections and only the highest end homes elect to stage professionally due to cost factors.
