If the broker has a property management expertise, they will have those resources.

If the broker specializes in the buying and selling of single family homes, the landlord is working with the wrong folks.

Depends...  

  1. Owners can rent a unit out themselves.
  2. Owners can hire a management co. but still find their own tenant (which gets you a discount)
  3. Owners can hire a full servive property manager to do the entire thing.

Background check and credit history is paid for by the tenant.  We use a 3rd party, all completed online.  The brokers office should set this up and relay the info to homeowner (landlord)

Depends on what the contract states.  Best is to hire a third party company who specializes in backgrounds.  That way you don't miss something and you have reduced liability if the info is wrong (two John Smiths, for example).

It depends, if the landlord hires a broker, the landlord needs to dictate in the contract what they expect, want from the broker when the broker finds a tenant.

Seems to me that would certainly be part of the Broker's job. Part of what they are being paid to do. The only way to know for sure is to look at the contract between the Landlord and the Broker. It should state what exactly the Broker is expected to do to earn their fee.
