I guess it could be a benefit in a hot market. Ours is not that 'hot' where people stand in line on the sidewalk in front of the house. I think that buyers would come up to the house & door knock trying to get themselves in ahead of time. There are always folks ready to 'jump the line' right?

I hope I never know that answer. I do not use coming soon sign riders. Main reason is that some dumb ask will be knocking on their door wanting to see their home without an agent ... blah blah blah. There is no need for those sign riders in my market.

It's a can of worms, and too long for a blog to explain.
BUT, it's a great marketing strategy that works really well when done right. Just make sure you have a solid understanding with the seller, in case you get a pre-mls offer. Because of liability.
It's Arizona's #1 reason of real estate lawsuits against agents. It's more $$ than a commssion - it's big $$$$ lawsuits. So know what you are doing like a real pro and cover all your bases.
If you ask the AZ Dept of real estate, they well tell you that it's a no-no, and to proceed at your own risk as your E&O may not cover you.

when I market a coming soon, I don't put a price.... other agents could use that to make their listing more competitive.... I see no downside to putting a coming soon rider in front of the home, as long as there is a signed listing agreement.... and the seller has instruction to send any inquiry to you...

The sign creates interest and lets people be aware that the property will be available for sale soon. Good thing. The negative may be people knocking on the door of the homeowner wanting to see the home before it is officially listed. I suggest making sure you have your listing paperwork in place before this is done so that the home doesn't get sold out from under you and under your sign!

You are limiting the number of people that will know the house is on the Market, as only neighbors and drive-bys will see that sign Wayne and Jean Marie Zuhl - it is not in the MLS. That could also be limiting the chance of getting a better price, or the Asking Price, because all potential clients and realtors will not see this. Those that see that sign may not even be qualified or working with another realtor, so they are not vetted. I do see that sign up often though.
