Have dealt with them on few foreclosures, not a pleasant experience.
One took over 7 months to get them to respond. Lot of dealing with people in India who may or may not have understood the language.
They never followed the rules, yet expected us to.
We paid less than a third of the assessed value of the home, yet still wondered if we paid too much when we figured in all the time and frustration.
My agent wanted to walk away, but I kept sending letters to ocwen asking if they were serious about selling. Each month when I sent one it generated a surge of activity, then dead silence until the next one.
If the price is low enough, like 10%, then go for it, otherwise move on to another deal.

Once, it was terrible, never again. I think they are being sued by a number of states.

yes and horrible. There is not someone you can just call. Most was done by email and when we did get a call it was an overseas call sender i could not understand. I can get a shortsale approved and closed in less than 45 days for most. But this is up there on tehe hardest ever to deal with

Yes, just did in February and have done so many times in the past 3 years, they are newer on the scene here.
They are organized, very typical and work with you on their terms. Just be patient, they book meetings weeks a part, but that buys you time as they postpone NOS each time. I had a listing in Jan with an NOD on it, we got it sold in time.

Like every short sale.
Tedious, treacherous and lacking integrity.
Depending on the bank, be aware, even with a signed negotiated purchase agreement, they can still put the property on auction for the stated purpose to verify value, but WILL be sold to the highest bidder. The purchase contract means NOTHING.
If a second investor is involved, start there. Beneficial Finance would rather the house return to rubble than negotiate a deal. Just a heads up.

Michael J. Perry - looks like I am lucky not to have worked with them, so far.

I have dealt with Ocwen in the past when they handled VA REO's. It was always hard to understand the managers because of the strong accents. I haven't had an encounter since then.

Never ever again - the worst experience of a short sale that didn't happen. I don't do shorts anymore but when I still did and I found out it was them - I referrred them out.

My only dealing with OCWEN was with a personal investment property. I would like to avoid at any cost their business.

Yes, I did help one of my client almost 5 year back. It was modification and they did help my client.

Oh yes, many times. Thankfully not for about 6 years now as short sales have pretty much vanished from our market. But they were awful. There weren't too many banks or processors that were good to work with come to think of it. It's the Loss Mitigation Department for the banks so they don't invest money into staffing or training as the department is in the business of losing money. So you get a high turn over rate with people who don't really know what they are doing nor really care. I'm so glad I don't have to do short sales any more.

I think, all of them are very little interested in good relationship with us, agents. I'm right now negotiating with Nationstar, I feel, like an annoying fly to them... but I'm very persistent and polite fly:)

I did years ago. They were not easy to deal with nor were they impossible. We got approval and we closed.
