Yes & I had money on the winning side. It is really rare but I'm saying a good twice there were punches going to be thrown & this was by the attorneys.

There have been a few times I've advised the sellers to be in a different room.

God bless the great state of Arizona, where there are no settlement table closings. I honestly don't know how y'all do it.

     Once, early in my career.  

     The Buyer (my guy) was very tense throughout the closing.  When we were done, he blasted the Listing Agent.   He had just moved to Tallahassee; her company had botched the sale of his house in the state that he had left (I was not aware of it until the blow-up at the closing table). 

      He told her to get her @#$ For Sale out of the yard immediately, or he would throw it in the trash.   Very ugly, very rude.  The Title Attorney and I sat quietly while he ranted and raved.   The LA collected her files and went out of the room (she and I caught up later; there was no issue between us).

    That man is one of the few customers/clients that I intentionally never followed up with.

Yes.  I walked into the closing for my own daughter's purchase, only to find the attorneys standing up and screaming at each other across the closing table.

I had arrived a little late because I had stopped to bring everyone Starbucks.  My daughter was sitting there tearing-up... I pulled her from the room, and let the attorneys go at it, 'till our attorney came to "bring us up to speed" on the problem in another room.

Everything worked out fine, but it started off a little rough.

No, as the Buyer and Seller are never at COE together - both sign paperwork on a different day.  And here, no keys are exchanged at COE, but after Recordation John Peak.

Yes, I have... had a seller start yelling at me once because he had not completed an agreed upon repair. He threatened not to close. I quietly threatened a law suit for breach of contract and performance. I also told him I didn't accept that kind of talk from my kids and I wouldn't from him, either. He shut up and sat down. I told the closing attorney that my buyers and I would not remain in the same room with the seller. That seller could sign his documents, leave and we would come back.

No.  Each Buyer and Seller has their own lawyer and their own separate closing at the lawyer's office.

Not to that extinct. I did have  a client that said he did not want to close because he did not like the way the Buyer was looking at him

No, but there was some silent treatment going on between buyers and sellers at one. But no yelling!

In my area, buyers and seller go to escrow at different times to sign closing docs.  Sometimes the buyer and seller never meet each other.  So the answer is "NO".

Bet it would not be fun to experience.

We sign together (buyers & sellers) and typically by the time we get to Closing, everything is done and both parties are terribly excited to be there!

No, because each of the sellers asked to have a separate closing time.  This wasn't a fight between buyer and seller. It was related to the fact that the sellers were in the middle of a divorce. Each asked for a separate time to meet with me to avoid confronting the other. I made sure that there was plenty of time between each scheduled meeting so that they wouldn't have the slighest chance of running into each other in the parking lot or lobby. 

Oh yes I have witnessed fighting and usually when that has happened it was not between the buyer and seller but between the buyers. One time the wife found out at the closing table that the husband was paying child support. She had no idea there was a child in his past. The wife refused to sign that day but did sign the next day when she had calmed down.

No, but here we don't sign with buyers and sellers and agents together, so the brawl would have to be with parties on the same side of the transaction or the escrow officer. Less likely I think than all parties and attorneys together in one room. -Kasey

Yes.  It was a divorcing couple fighting over how the proceeds from the sale of their home were being split.  It was awful.

Of course, if you've been in this business any length of time. My favorite are Attorney vs. Agent physical fights. Agents are invariably always the initial winner. Today's mail-away  closings nearly assure no altercations will arise.

I have had two occasions where a buyer and a seller emotionally broke down. "I can't go through with this!"

Today both as delighted they stayed the course and reaping the incredible benefits of wealth building.

While that would be entertaining, whenever I have been involved in a difficult transaction where yelling or fighting might be a possibility, we put each party in a different room and close separately.  Most of my closings are split settlements, anyway.

Yes, and the surprise is, I was the referee instead of a participant!

Yes, between a husband and wife. She started out fine but as the closing progressed, she was visibly stressed and started saying she didn't want to buy the home. They left the room three times to argue about it. They finally signed but six months later the home was on the market for sale again. They were some of the most difficult buyers to work with!
