First of all you cannot do short term rentals in most cities. Running an AirBNB is like having a motel and there are restrictions and licenses for that.

Sounds like these are going to be "flop" houses with unknown people coming and going. Wait till someone tears the furniture and place up...

Personally, I would never allow it, and my leases don't either.

I would have evicted the tenant as well as we do not allow subletting. 

I have not looked into it myself, but I do know that there are a handful of city ordinances that make it tricky to use your home in this way. I assume that most people doing this are just turning a blind eye?

Most leases don't allow "sub-letting" (which is effectively what AirBNB is) without the express written approval of the landlord.

AirBNB has proven to be an incredibly valid resource for owner and those seeking shelter not managed by Marriott.

Beach houses are prone to the party bunch. However the rate they pay makes this option close to a 'no brainer.'

Non-beach AirBND has actually attracted families on vacation and, believe it or not, the biggest purpose is weddings!

As an owner AirBND should not be overlooked. Keep an eye on city leaders and protect your neighbors.

I've interviewed no less that 50 people in this location and asked about their AirBNB experience. 90% revealed this was not their first use of AirBNB and none had a complaint.

Times are changing

Those who are running a Bed & Breakfast, must understand these AirBNB folks are taking money out of their pocket. Adapt or go out of business.

They are cutting down on where these types of properties are allowed in San Diego. And some condo complexes do not allow short term rentals at all, although my guess is they still happen

What can be done depends on the terms of the lease. If the lease states clearly who can live in the property, your friend probably has a right to evict.

Our leases state that the tenant cannot sublet without the landlord's approval.  That's default wording in Cali's contract.  I add conditions to prohibit short term rentals and occupation of the property by anyone not on the lease agreement.  Had one tennant contact me about if his out of town visiting family could stay for a week, that's how strict the wording was!  :-)

 

If I found a tenant violating the lease, they'd be gone.

 

Next rental will even include anit-marijuana verbiage since it's still a federal offense.

It's a violation of the lease and I would immediately serve the tenant with a Notice to Quit. It sounds like this particular Landlord didn't care as long as he got a cut.

I would follow the terms as outlined in the lease. Ours do not allow subleasing of any type without permission of the landlord. I am always super conscious of the liability.

Sub-leasing is probably not allowed in the lease.  Many cities have regulations against AirBnb; check those first.
