I had a client who had a property line dispute and the title company resolved the issue.

Are you asking about a claim against the title insurance?
I'm not aware of one.

Had to use it twice, it motivated the title company to fix the issues.

Yes - they handled the situation as any 'insurance' company would.

I had a client that had a title issue several years after closing and I directed him to the title insurer. It turned out that the claim was past the statute of limitation and the matter was dropped.

Everyone buys it. As far as claims, I know of one within our brokerage in which we recommended and the buyer purchased extended coverage around the same time everything crashed and we had new construction and partially completed homes which became REO. The owner purchased extended coverage for mechanics liens and surprise- one showed up and saved them $12,000 on their extra $200 purchase.

It does not happen often. I would not suggest to skip on buying a title insurance.

Yes. An escrow officer didn't pay the taxes. Title fixed it. New buyer happy.

A few times over a 30 year span - doesn't happen that much that I'm aware of anyway.

Personally, yes. It was resolved with great effort. Took a resolution from the Dallas City council to fix it. The previous 2 owners had built a pool half on their property and half on city property. Took 7 months to resolve.

The title company comensated the title error through its insurance. That happens rarely.

Yes! The insuring Title Company had to pay off a $10,000 unpaid lien that was missed during the close of escrow.

Yes, me! It was resolved by Title Insurance sending me a cheque to cover cost of the repairs I had to incur.

The local companies can pay out up to a certain amount immediately and are very good at resolving issues. Worth every penny when needed and more

File a claim? Yes. Title company got a prescriptive easement for a "landlocked" buyer. They had a local Judge grant it, in writing.

Corey Christiansen No, but I know someone who didn't have it and ended up with a $10,000 mechanics lien they didn't know about when they tried to sell their home.

The Title Company will let the world know. Had a minor incident years ago. The title company settled for peanuts and spent thousands telling the world!

??? This is an odd question for CA...
Every single client I''ve ever worked with has purchased it.
Nothing to resolve....what would need to be resolved?
3,416,038
Yes and quite often. A couple of recent issues were a missing release of mortgage on the old owner. One of the bigger ones was a number missing on an extra lot that went along with the home. Everything was resolved quickly
