As a leader, I do not micro-manage people, including the showings. Now, aside from mandatory accompanied showings (typical in high end listings) I would kick you out of your own listing if you showed up on my tour. My clients and I are quite capable.

We do not show up to scheduled appointments for buyers.  It's not common in our area to have the listing agent present except for on luxury properties or sometimes on land sales where there are questions on property lines and such.   It generally does more harm than good.  Buyers try to get in and out quickly because they don't want to talk to the listing agent and they feel distracted looking at the property with someone watching them or trying to talk to them the whole time.  When I have buyers they very much dislike seller, tenant or listing agent present. -Kasey

Heck no - I don't interfere with buyers agents unless they ask me for more information - that's what a phone/email is for.  And I sure don't want LA's to be hanging around when I am showing my buyers - no way.  I don't see this s passive but rather respecting the BA's and Buyers time.

Buyer agents represent their client and I represent the home seller. No reason to insert myself at all showings Bob unless my clients ask that I be present.

Unless a seller makes a specific request that the listing agent must be present at all showings, I would never attend a showing that is scheduled by a buyer agent. If my seller did make such a request, I would be respectful of the relationship between buyer - and buyer agent and keep as quiet as possible.

It would never occur to me to show up at another agent's showing and if I did, it would "kill" the showing quickly. My homes have a plethora of first-rate marketing materials in them, my mls listing is comprehensive. I don't want other agents showing up at my showings either. This has nothing to do with active or passive selling. Besides, I have no idea what "strong" points are for another agent's buyer.

In our practice we had to be there for every showing.  The same goes for luxury homes in certain price ranges, especially if they are still occupied.  And other two agents show up to keep people's hands away from the temptation of pilfering!

After I had a local agent tell a zillow lead HE was the exclusive agent and that MY vacant listing couldn't be shown because the occupants had guests in for Good Friday and Easter... I'm making all of my investor listings appointment with agent.  I found out because this slimebag stood up the buyers because he finally looked up the property in the MLS and saw it was appointment with agent and no keysafe.

 

To top it off, this scumbag is a lender, hasn't done a real estate deal in over a year and has on his website that he's been awarded the "most ethical" award by the national association of mortgage brokers!!!!!

 

Yes, I've reported him to the state licensing board.  Would file a grievance complaint, but he's in another board and that board's process is a 20 page onerous one to discourage complaints (and an hour+ drive away).  Just now thought of reporting him to the national and state mortgage broker's associations.  Mr. Ethical my ass!

I don't find having the listing agent present, except in high end homes, adds to the value and so I take the same approach with listings and stay away, with some exceptions.

I let the buyers agent "work their job" and present enough resources for them (documents, signs, showing booklet, etc) to let the strong points be identified.  I've seen very few properties (can honestly only think of one) that truly benefited from the listing agent being present...

I am not present at showings unless I am the one showing the property. There is no need for my assistance with a buyers agent. I do not perceive that as being passive ... I see it as being professional and allowing others to do their jobs.

Some of my luxury home sellers prefer that I attend every showing but, for most of my listings, they don't want me interfering with the buyers. Here in the South, it's the easiest way to run off buyers and their agents by showing up at their private showings!

Believe me, there is more than sufficient information in MLS and in every home I list that describes and lists the strong points.  They don't need me interfering during their time in the home, Bob Crane!

The responses to your question are by agents who all will identify as 'full service' agents.  Yet, when the time is a hand to represent and control the narrative of the property the owner entrusted their agent with, some 'full service' agents are MIA.

I WILL be there. I will make certain the tangible assets are noted and what makes the property remarkable. I WILL NOT place faith in a buyers agent to have read the descriptive, certainly they will not do one iota of research.

And of course I will lead them into discovering the answer to the question they really have. One needs to be skilled to not injure the fragile nature of so many real estate agents.

And, I will get feed back immediately that will prove beneficial to the owner. Somehow, for me, that sounds more like FULL SERVICE.
