Many times we give 24 hours. Sometime there are circumstances where the seller can't respond that quick and we'll adjust accordingly.

It depends on the situation but normally buyers are OK with the default of 3 days but there have been a few exceptions. In our sellers market I don't think putting a short deadline will not work, unless you have a really outstanding offer

Don't ever 'threaten' the seller in an offer. It depends on who's version of 'timely' you are using. I say I want to hear right away like in 24 hours.

Typically 6 hours - I've done 3 hours in the past and it REALLY upset the sellers! I had to do some major grovelling to win that one!

Our contracts do not specify a default time. I discuss response time with the buyer and usually it's the end of the next business day but can be longer depending on circumstances.

Typically, we don't use deadlines here with offers. I only did it once and the deadline wasn't received well. Apparently it pi$$ed off the seller and they didn't want to negotiate. So my buyers bought a different home and the first one with the pi$$ed off sellers expired without selling. I don't know what my point is!

Make it too tight and it back fires. Sleeping on it after the seller is located is not too much to ask.

It depends. I find out from the listing agent what the status is of the seller. If in town I give them typically 24 hours. If out of town or country that could take a bit longer. I also will add that if it's a hot property and I have a feeling more offers will show up (and we saw it first) then I will shorten the time frame if possible to get the home tied up for my buyers.

It varied, depending on circumstances. If the seller was in-town, usually by 5 p.m. the following day. If they were out of town, an extra day or two.

This depends on the sale. If it is a hot market, a short response time makes sense. If the seller is out of the country and unavailable to review the offer, a longer time makes sense.

If I know the seller is out of town I suggest we give them an extra couple of days. If it is an in-town seller, about 2 days is the average.
