I'm having great fun receiving texts from my most senior clients: 80's  It seems more and more people are coming to terms with hating the telephone!  I think from all the cold calls and telemarketers that have annoyed them over the years!

Honestly, after reading the comments it's rather difficult to say which is better or worse. It's completely subjective if you think about it. They are all valid points, such as a 5 min phone call can cover what a 45 min text conversation covers. Or the other argument, to tailer to your clients interest for rapport building. It has already been studied that texting is considered a 'dialect' if you will. Since it actually takes to a degree of knowledge and technique to bond with your clients. There are plenty of courses and books available to brush up on this style of communication. Personally, I prefer texting. Mostly because there are certain points and times during the day which encumbures a proper time to communicate via telephone. My case, when I am showing properties to my clients I like to give them my undivided attention and communicate with my other clients via text message. Not only do my clients acknowledge this, but are grateful for the service provided.

However they want - I prefer not to text because I'm not on my cell phoen while I'm in the office so I'll often miss them by a few hours (funny that what's supposed to be that 'instant' means of contact often takes longest for me) ----- I prefer email or phone, too much room for miscommunication via text.  Also, not enough opportunity through text to build a relationship, which is vital in communications from start to finish

I like to give my clients a heads up with a text, telling them I've sent them an email with information. Then, if they want to talk, we talk. Usually for new clients, we talk more on the phone at the beginning.

You communicate with your clients in the manner they want. For some, usually younger, text message is the way. For others, email and for older people, typically phone calls.

A combination of both.  If  I make a phone call, I will generally follow it up with an email.  Or if very, very brief and depending on the client, I may communicate by text. But for me, I like to have all communication in some form of writing.

It depends on the client.  A couple of years ago, I had a client without a cell phone or email.  There was a lot of face-to-face communication.  It was nice and I admit I miss it at times.  

During one of our first meetings, the different meethods are discussed.

All of the above.  I'm seeing a great reliance on texts and often redirect them to email or a phone call.  Texts should be quick and short...  When the paragraphs start, it's time for a different mode of communication.  At our initial meeting I do ask what their preferred mode of communication is.

It depends on the seller or buyer or agent and the situation. Sometimes texts can come across the wrong way- I have seen that happen, you can't feel the tonality well in a text and things get taken out of context and misunderstandings seem to happen more in email and text than over the phone. If it is very important, I want to text to say, we need to talk. 

I don't like long winded emails but we do have custoners who do, so we take care of them. Email and texts are great for paper trails, as long as they are very clear and to the point. I see many emails that are difficult to understand and same with texts.
